Has your policy on inventory fees changed? Whilst perhaps not hidden it wasn't made very clear at the start of the tenancy that we'd be charged £60 for a "check-out" fee, which I presume is an inventory fee! Also, £60 every 6 months as "renewal" fee which as far as I could see just involved you sending us some paper work, so hardly value for money when we were good long-term tenants! No problems with your business as far as managing the property was concerned, but I've never come across these ...

What agent could do to change your mind?
1. Make sure i get my deposit money back - since i have given 2 months of written notice. 2. Establish a very good communication channel between the landlord and the tenant. I was asked by the landlord to speak to Oliver James, and Oliver James replied - please speak to the landlord since i am not aware of the details !!. 3. Return the money taken for marketing charges back to me (307 pounds), since you could not find the a new tennat in 2 months time.

Dananjay was our tenant and left the flat in a very bad way!! Children had scribbled on the walls and the taps were destroyed by using what must have been toilet cleaner. The dining table had been scribbled on and had to be sanded & re varnished. The worst tenant ever very very demanding and left the place in a state. The deposit never covered the loss of rent or the damage!!!! So how can he bad mouth a good agent. ...

What agent could do to change your mind?
Treat all customers with respect and courtesy, speaking in a professional and polite manner. Honour agreements and keep accurate records of requests. Read correspondence and act on it in a timely fashion. Check emails before sending them (not only to check they are going to the correct recipient, but some proofreading is also needed). Follow your own complaints procedure correctly. Be prepared to travel to properties you manage, or else don't take them on if you can't manage them as part of your workload. Act on requests for repairs promptly, without needing to be chased. Don't be pedantic about truly trivial matters whilst failing to deal with major problems.

At Martin & Co in Harrogate we give all of our tenants at least 2 weeks notice in writing before visiting. We are flexible if a tenant wants to move the appointment and we do not pay sudden visits without proper notice. I can say with that my 12 months experience as a private landlord with parma and simon was a bad experience. They are without doubt the most unprofessional and incompetent estate agents i have had to deal with.
