The agent gets the fee regardless of whether they actually sell your property! There are plenty of online agents who offer no sale no fee if you have to use one of the on line alternatives that offer no sale no fee. After the Purple Bricks experience though, as stated above, I would wholeheartedly recommended going to a well established high street agent and negotiate the fee - most of them are willing to negotiate.

We had our property values by three other agents before Michelle came round. She valued our property at £260,000 to £280,000 when others had all valued it at £325,000. First thing to understand about Purple Bricks is that the contract is NOT with an estate agent but a finance company ( Close Brothers), and is essentially a credit agreement. This means that complaints are NOT taken seriously by PB. They will simply fob you off until the contractual terms 'kick in' - and you have to pay Close Brothers in full. I think £800 for generating one person to view an immaculate, realistically priced flat in a 'prime location', in a dramatically rising market, over a period of six months ( between November and May) is excessively expensive. I offered to pay 60% of the fee, as they had only been advertising for 60% of the contracted time , but Purple Bricks would not accept my offer. They referred me to the Credit agreement I had with Close Brothers.

It is not an estate agency it is a circus. I booked one viewing at least 5 times (in Leeds) and had emails confirmed it every time. But an hour later the appointment was changed and changed and... non stop. Not great. High staff turnover. The estate agents seem really over-worked and not contactable most of the time. Since I've rented my property with them, two staff members left with no notice and no update to myself. Seems an awful company's to work for. Leaving a message for a call back is pointless. Their phone system cuts you off if nobody is available to take your call. And there's a serious lack of information communication between different parties.
