I'm in the same boat - get a response re. Ts&Cs, it is never mentioned as an additional charge. PLEASE can you raise a complaint with the FCA and the ASA, both of whom supposedly regulate these guys and if doing their jobs properly will take enforcement and ensure we get refunds! ...

HI I feel the same, had loads of things go wrong but the last straw was leaving the property unlocked after my only viewing in 3 months, then accusing me of lying about it. I paid £300 extra for the property to be left for days unsecure. I have put a very detailed compliant into the CEO not holding out much hope of any money back. ...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed).
