STAY AWAY!!!!
This was furnished student accommodation. We had many issues with the property and the staff at Kingstons. They appeared to think that we were to young to know anything about a property and belittled us whenever we told them of genuine problems.
On viewing the property it appeared to be up to normal standard for student property in Cardiff. However, when moving into the property more issues were found. The house was left unclean with a thick layer of dirt everywhere, mould covered the bathroom and windows throughout the property, gaps had formed in the laminate flooring in the kitchen and there were rips in the armchairs and sofa. I reported this to Kingstons and they sent someone round to clean the house again, of which they didn't do a very good job and said that they'd fix the other maintenance issues/ put them on the inventory list so that we wouldn't be charged for them.
It was obvious to my housemates and I that the reason why there were gaps in the laminate floor was that the flooring didn't continue under the kitchen sink/there wasn't a stopper before the cupboard under the kitchen sink and as we walked across the kitchen the flooring moved. I explained this to Kingstons, they "fixed it" and it happened all over again.
When signing the contract we asked for double glazing to be put in throughout (The back door and window above the front door were left out) so when I noted the amount of mould on my bedroom window frame I was referred to that. However I had moved in on my own for the first month, would be moving out for a month (when they were supposed to be installing the double glazing) and then moving back in with my housemates for the rest of the tenancy period. I explained this to them as they didn't seem to know and they eventually agreed to remove the mould from my room.
For the month that I was living in the property on my own I waited till I got to my parents house before doing my laundry. A couple of weeks after we all moved in (when we all had laundry to do) we found out that the washing machine didn't work. It took another 3 weeks for Kingstons to replace it!!
During Winter one of my bedroom walls started to drip with condensation damp even though we'd had the heating on (no matter how much the heating was on my room always appeared to be a few degrees colder than the rest of the house), I opened my window occasionally to ventilate it and had a chemical dehumidifier in my room. My room was located above the kitchen and bathroom so I assumed some of the damp was coming from there as the kitchen didn't have an extractor fan. After explaining all of this including the heating, dehumidifier and ventilation, I was told that it sounded like condensation damp cased by lack of heating and ventilation. When I reiterated my point that I was already doing more than what they were suggesting and noted again that the kitchen below my room didn't have an extractor fan they eventually came to have a look and installed an extractor fan in the kitchen.
In February we noticed that the bath was leaking so I reported it to Kingstons and they sent someone out to look at it. My housemate was in when they looked at the bath and told me that he just put the shower head on for a couple of seconds, didn't see any leaking and told her that we were using the shower curtain incorrectly. It seems strange how after 8 months of living in the property we suddenly all "couldn't use the shower curtain properly" at the same time. When my housemate told me this I ran the tap in the bath and after a minute water was pouring out from under it. When I told them this they eventually sent someone out to fix it.
During the winter months, the bathroom was unavoidably damp (even with use of extractor fans and opening the window to let steam out after showers). We reported that the bathroom door did not shut properly as it had swollen. When it got to May and we were about to leave the property someone came to the house saying that they were told to check the bathroom door. A housemate and I said that we haven't reported anything about the bathroom door since Christmas (we'd given up by then). He looked at the door anyway and said that there was no issue. We agreed with that but said that it's because the weather is warmer and drier now so it's gone back to a normal size but they wrote it off ignoring what we'd said.
During the check out Kingstons tried to charge us for issues that were clearly noted on the inventory list. However when I noted this in an email to them they told us that they would not charge us.
In order to get our deposit back we were told that we needed to provide Kingstons with proof that we'd payed the final bills. When I provided this to them they said that they needed end dates as well that weren't on the bills provided even though the bills were dated after the tenancy period and indicated that the contracts had been ended and paid in full.
So to summarise, I don't know if it's just because we were students but Kingstons staff are condescending and don't believe that you may know something about properties like identifying when a bath is leaking/ how to use a shower curtain and if you don't watch you might not get the deposit that you're entitled to back.
What agent could do to change your mind?
