Kept me informed of the status of repairs, consistently advised when tradesmen would attend, arranged for repairs to be done more quickly.

Tucker Gardner have tried to contact the owner of this property to address her complaints but have received no response from her. We have received no complaint of any kind from her. In this instance, Tucker Gardner were not retained as managing agents. We were contracted to find tenants but went far beyond this in order to help the owner. Condensation can be a very serious issue which is exactly why we give all new tenants guidelines on how to spot and prevent its build up. It's important to ventilate the property, to keep it heated and to avoid creating too much moisture by drying clothes on radiators or not using extractor fans in kitchens and bathrooms. How terribly unfair to pick out a staff member by name, given that this was a situation entirely of the tenant's own making. Tenancy agreements contain break clauses, which in our case is two months for the landlord and just one month for the tenant (many tenancy agreements make it two months for both so ours is quite lenient). Change the business model, stop being one of the group of agents responsible for the disgraceful state of property in Cambridge (which now looks like mid-1970s Soviet Poland), stop dealing in lazy absent landlords who don't care and remember that come the glorious day when one of us scum reach the dizzy heights of buying a property, guess where we're not going to come.

It's always very difficult when we receive multiple applications for a property because we end up with one happy applicant and at least one, if not more, who are disappointed. Ultimately it is the landlord's choice and they will generally choose on the basis of strength of application, rather than any relationship that we may have with another company. Return telephone calls. Time frame not important just now, just work on returning them first - small steps. Follow up Record conversations so you know what each of you promised on each occasion Take your responsibility and the impact you have on people's lives seriously Take responsibility for your (MANY) errors - don't shift the blame onto your tradesman. Don't lie about them and don't pretend that you have no control over them. They work for you. Test appliances and fixtures before you let a property - don't expect me to pay to live with the discomfort of your laziness Visit a property before you let it, make sure it is indeed 'unfurnished' and clean.

Cleaning is an emotive subject and where there are issues at the end of tenancy all agents will be familiar with the claim 'it's cleaner than when I moved in.' We have very clear end of tenancy guidelines, explaining the final inspection process and recommending the use of a professional cleaning company. If there are still issues then all tenants now have the comfort of being able to refer the matter for free, independent arbitration, whereby we have to demonstrate with the inventory and photos ...

With over 2000 homes under management we have a considerable number of families living happily in properties under our care, so we don't really understand this comment. Perhaps instead of relying upon hearsay the reviewer should have contacted us directly. As for having to finish a tenancy because the owner wanted to move back in, that is unfortunately a risk where someone rents out their family home. As a prospective tenant it is helpful to ask whether the property is an investment or whether ...
