Cleaning is an emotive subject and where there are issues at the end of tenancy all agents will be familiar with the claim 'it's cleaner than when I moved in.' We have very clear end of tenancy guidelines, explaining the final inspection process and recommending the use of a professional cleaning company. If there are still issues then all tenants now have the comfort of being able to refer the matter for free, independent arbitration, whereby we have to demonstrate with the inventory and photos that the property was not actually left clean. As for the Â£75 end of tenancy charge it is a clear term on all of our documentation and within the tenancy agreement that the tenant would have signed. We benchmark all of our tenant fees and know them to be among the lowest in Cambridge.

I agree this has just happened to my son & seems to be standard practice even 18 mths after your initial comment, we spent 2 days cleaning vacated the property 2 weeks before we handed the keys back and they expect us to be responsible for cobwebs and dust in an empty property, the even find ways of extortion with the Â£75 to stop bills that have already been cancelled by the tenant. Tucker Gardner are a complete joke who ever inspected the property didn't go to the property we had cleaned and must have fabricated a whole a4 page report. I warn everyone DO NOT USE THIS COMPANY!!
