The viewing was good. We then applied, were told ours was the only application, and were charged the admin fee. The next day we were told that someone else had applied and that the landlord had chosen them instead. It\'s fair enough that it should be the landlord\'s choice, but we were told ours was the only application and we were charged. Do any other companies charge before the landlord has made it\'s decision? Or is it that because the other viewing that day was from a relocation agency they decided to screw us over for the sake of doing business with this other company?
What agent could do to change your mind?
Be clearer on your procedures. If I\'m told I have first refusal, I should actually get first refusal.

It's always very difficult when we receive multiple applications for a property because we end up with one happy applicant and at least one, if not more, who are disappointed. Ultimately it is the landlord's choice and they will generally choose on the basis of strength of application, rather than any relationship that we may have with another company. Applications via relocation agencies do tend to be quite strong as they are assisted moves, so it is a shame that they were the competition in this instance. We apologise if we led you to believe that it was a done deal, as this would not have been intentionally. We should have also offered to find you an alternative property in addition to refunding your application fee in full.
