Haart are one of the worst Property Management companies for tenants I have ever come across . They will Breach the tenancy agreement when they see fit or can not comply with it but do not admit to it. I let a flat through Felicity J Lord, part of Spicerhart. They employed a contractor to replace a hob and washing machine. I found out that both appliances were old (the washing machine was 11 years old) even though Felicity Lord said they were new and charged me for new appliances. Please do not deal with Haart lettings or Spicer Haart. They made errors on my rent collection on two separate occasions and under paid me. As a former accountant I am meticulous in going through the rent statement which is not very user friendly. I let my house out through Haart. i was a 1st time landlord and was assured the process would be a painless one! if only that was the case. Haart advertised my property and arranged the viewings as i wanted a fully managed service. after a viewing a couple wished to take on the property. Haart carried out the reference checks and all came back good!!! apparently!! after the initial 6 month contract where there were a few late payments but nothing major, the tenant requested a new longer contract...

The local office staff gave great sales talk, but then was really let down by the management of my property. communication was awful, no landlord support, the office staff misinterpreted what each other had said to me and changed it according to what suited them. I have the misfortune of being a tenant in a property managed by Spicer Haart. On check- in I found that the kitchen sink was not draining. 14 days to rectify and during that period several blatant lies including confirming a contractor had been to correct the issue. I advertised my property with the intention of letting it myself but was approached by Darlows. The agent who came round seemed good and said they could easily find me a tenant. I have been unfortunate to live in a property "managed" by Darlows a subsidiary of Spicerhaart for 18 months now. On the day we moved in they forged the inventory to cover up damage. When the patio door broke they charged the landlord £400 for repairs which consisted of sticking a block of wood across the sliding door so it wouldn\'t open. This agent took 20% of the rent as a fully managed property. They were told in October 2012 that the property had a problem with damp and were asked to deal with this. The incapability of Spicer Haart\'s (and FJL\'s) property management as well as their contractors is far beyond standard. We had repair work that was due to be carried out for 5 months! Still the one issue that constitues a health & safety hazard, and has already caused an accident that need A&E treatment 4months ago, is still not repaired. the manager of the agents Leanne delt with me, she failed to mention it was a lifetime contract, instead only mentioned i was signing up for 16 weeks after the 16 weeks i had no sale surprise surprise because they only managed to get me 6 viewings in that time, no contact at all from Leanne herself so i wrote to let them know i would not be taking out a further contract with them, i then get a invoice from there "credit control department" asking for £180 pounds?? reasonable mark...

Its a standard marketing charge. Read the small print. There are lots of reasons why houses dont get viewed - bad pictures on details, people arent interested inthe area, not enough applicants suit the properties in stock etc etc . Basically its all about price. 6 viewings in 4 months = overpriced property. Did u reduce at all? People only pay what they think a house is worth - a competitivley priced property gets viewings and offers, overpriced don't. Something to think about after giving less ....

I cleaned the place top to bottom when I left and yet they still insisted on getting professional cleaners in at my expense!!!! What do you make of that??? They even had the cheek to blame it on the landlord but he is not even here in the country? ....
