CM Rent are the worst letting agent we have EVER experienced. They conned us into moving into a very poorly maintained house, and refused to do any repairs for months-even ones that broke health and safety laws.

They also did not tell us that the person living next door was very noisy, abusive, and lived with a piano teacher-so very loud at times when you need to relax on an evening. We called cm rent and they had no consideration for us. The male staff that I have met there are very rude, sexist and aggressive. They were always extremely rude to me, and polite to my male partner. They are very rude in person also, and show no respect and have no people skills whatsoever.

Please take note of all the complaints on here as they are all true and are not 'rival companies' trying to put them down-they abuse many of their tenants rights so avoid them!

We had to report Paul Buck and CM Rent to the council and the environmental health for refusing to do any repairs to the property. At one point, the back door was jammed shut for weeks and they refused to fix it for weeks-so we could have been trapped in the house if there was a fire etc.

The environmental health visited and did a full report on the house and found much more than we expected. The house didn't even have roof insulation and the landlady still rents it out to people. It is shocking that cm rent do not vet their landlords whatsoever, and put their tenants at risk on a daily basis like this.

Chris from the Braintree office had to be present for the environmental health assessment, and at one point, he tried whispering to the officer so I could not hear-basically saying about the repairs- 'what can we get away with not doing here'-not his exact words but words to this effect. All they care about is making money and doing the bare minimum.

Paul Buck lied to me and tried to tell me that the environmental health could not enforce any repairs-but he was wrong, and some repairs were done as a result, but cm rent then started obstructing repairs from being done again.

I basically followed Chris from the Braintree office round- as the inspection took place-as I knew the letting agent were dishonest at this point, and he showed no concern for any of the problems with this house, and no concern for what they put us through as tenants.

There is still illegal and unsafe electrical wiring here, most of the old style windows in the house do not open which is a health and safety risk.

We were forced to live here with excess cold due to there being no heating at all in some rooms, including the bathroom-which has a huge section of black mould on the walls.

If cm rent try to withhold our deposit, which we fully expect they will after seeing other reviews on here about them doing exactly this, we will take them to court to get it all back. We will also not be bullied into paying any more 'excess hidden charges' that they seem to be big fans of. Do not pay these fees they ask for-get legal advice from citizens advice or shelter to make sure you are not taken advantage of.

This company are very expensive and let out sub standard housing and put their tenants at risk. They try to avoid all responsibility for getting any repairs done, yet will visit and do intrusive house inspections every 3 to 6 months-or basically whenever they feel like it.

Their contracts protect them and the landlords-seriously-do not use this company as they rip people off and put their tenants through so much stress and hassle.

I will write another review later once I am no longer a cm rent tenant, to let you know if cm rent tried to deduct illegally from our deposit.

I hope you take note of this review and avoid the hell they have put us through here.

There is no way I would ever use this company again, and I am surprised they have not been shut down by now.

Blaming tenants for mould in properties is ludicrous. Mould is caused by inherent problems in walls or bad ventilation, or poorly built buildings and mould is a health hazard that should be reported asap and reduced rent can be paid until the problem is sorted out.

It seems pretty clear that CM Rent spend more time trying to deflect their bad reviews on this site, than dealing with maintaining their rental properties and offering their tenants a good service. Very poor.

I do not know who you are or which property you refer to so cannot answer specifics. We do not have an employee called Chris Essex. Paul Buck is ARLA qualified, highly professional, knowledgeable and never unethical.

There are good & bad Tenants, Landlords, Properties and Agents. There are differences of opinion and this is not the place to get any problems resolved. If you have a complaint about our service, please contact us and follow our complaints procedure set down by ARLA & TPO.

Everyone can see from the properties we advertise on our website that we have great quality properties. We do not take on properties which are not up to standard or not safe to live in. None of our 640+ managed properties have any involvement with The Environmental Health.

We do not live in the properties we rent, so do not know the neighbour's habits, If a tenant experiences noise or other nuisance from a neighbouring property, it is the Tenants responsibility to report such issues to the local council who have the powers to deal with neighbours. We do not.

We act in accordance with ARLA, NAEA & TPO rules, or we would not be in business. We do not have hidden charges or unfair terms in the Tenancy Agreements we produce. We often advise Landlords of unfair terms that we will not allow in our contracts which their previous agent has written in before.

We are an 'agent' for our landlord and can only do what we are instructed to do and what is within the various landlord, Tenant & Housing legislation.

Mould is a common problem, more often than not, caused by the occupants, not the building.

Any disagreement with regard to the deposit at the end of the Tenancy is dealt with by the DPS (an independent body) and they will make a decision based on evidence provided. We cannot deduct any money from a Tenants Deposit without the agreement of Landlord & Tenant, or ultimately the DPS.

There you have it yet another True review of this dreadful company who use the ARLA logo behind them. £200 per tenant and £200 per landlord to renew phaaaaaaaaaaaaaaaaaaa!

Out of 630+ managed properties, we do not have any current Tenants called 'Alison' with the problems that you have described above. Hi Zoe, after reading through all the correspondence between you and Paul, my findings are that you have already agreed to the £75 deposit deductions with Paul Buck (reduced from the original £90 proposed by the landlord). You were offered the DPS dispute resolution process by Paul at the time, but you chose not to go down this route and agreed the £75 deductions. Sorry that you're now not happy after agreeing to this. What agent could do to change your mind?
Trust in the reviews you see online as we did not and we are paying for it now by living in a house where we will have to fight to get even the most basic repairs carried out. This agent have pretty much done everything wrong and in an extremely unprofessional manner despite us being good tenants, so they would have to be a different company all together to help us 'change our mind'

Hi Mary, please let me know your surname, the property you were renting and I will look into this. We take our instructions from the landlord and cannot carry out any maintenance without their authorisation. Some repairs the landlord is legally required to do, others they are not. If they refuse to carry out non-emergency repairs then there is little we can do. But if the property is dangerous or unsafe, we would not re-let it. It appears to us that this is not a valid customer complaint but perhaps a rival agent trying to disrespect us. If you have a valid complaint, please explain your problems, specify your name and which property it relates to and we will be able to respond accordingly. Should this be a really serious issue, we are voluntary members of The Property Ombudsman and Licenced & Qualified members of ARLA who both have a process for serious complaints ...
