Agency takes weeks to fix issues, leaving us for 3 weeks without a working front door which was a fire Hazzard, and over 7 weeks without access to our garage where we had food in our freezer. This also delayed our ability to move property. Staff seem very friendly and make all sorts of promises but fail miserably at delivering any sort of resolutions. Also made us pay £100 fee for guarantor fees which wasn't needed, but they refused to refund. Thank God for Covid as we were able to live out our 6 weeks deposit as they wanted to deduct money for issues that were there before we moved in and even made a few things up! Sharks, unprofessional agency who only care to keep the landlord happy! Stay away!

Upon our initial enquiry to CMRENT regarding a flat in Witham, I was greeted by an extremely rude lady on the other end of the phone. When I asked whether we could view the flat later than the time she had originally suggested, as I was taking my daughter swimming at that time, she rudely grunted "like when!? We shut at 4!!". Upon asking why she had given that reply, she stated that she was booked up all day and one staff member down, so was very busy. I took her name and declined to take my enquiry any further. The customer service exhibited by this member of staff was appalling, "*"
I wish this was the first instance of poor customer service by CMRENT, however this is just the latest example which prompted me to leave this review. If it's not staff who arrange viewing appointments and then can not gain access to a property, therefore wasting the potential tenants time and money to get to the property, it's staff who take you to view a property and then have no idea about anything you ask them.
It's a shame I have had such a bad experience with them, as they have some decent properties in the area.

CM Rent are the worst letting agent we have EVER experienced. They conned us into moving into a very poorly maintained house, and refused to do any repairs for months-even ones that broke health and safety laws.
They also did not tell us that the person living next door was very noisy, abusive, and lived with a piano teacher-so very loud at times when you need to relax on an evening. We called cm rent and they had no consideration for us. The male staff that I have met there are very rude, sexist and aggressive. They were always extremely rude to me, and polite to my male partner. They are very rude in person also, and show no respect and have no people skills whatsoever.
Please take note of all the complaints on here as they are all true and are not 'rival companies' trying to put them down-they abuse many of their tenants rights so avoid them!
We had to report Paul Buck and CM Rent to the council and the environmental health for refusing to do any repairs to the property. At one point, the back door was jammed shut for weeks and they refused to fix it for weeks-so we could have been trapped in the house if there was a fire etc.
The environmental health visited and did a full report on the house and found much more than we expected. The house didn't even have roof insulation and the landlady still rents it out to people. It is shocking that cm rent do not vet their landlords whatsoever, and put their tenants at risk on a daily basis like this.
Chris from the Braintree office had to be present for the environmental health assessment, and at one point, he tried whispering to the officer so I could not hear-basically saying about the repairs- 'what can we get away with not doing here'-not his exact words but words to this effect. All they care about is making money and doing the bare minimum.
Paul Buck lied to me and tried to tell me that the environmental health could not enforce any repairs-but he was wrong, and some repairs were done as a result, but cm rent then started obstructing repairs from being done again.
I basically followed Chris from the Braintree office round- as the inspection took place-as I knew the letting agent were dishonest at this point, and he showed no concern for any of the problems with this house, and no concern for what they put us through as tenants.
There is still illegal and unsafe electrical wiring here, most of the old style windows in the house do not open which is a health and safety risk.
We were forced to live here with excess cold due to there being no heating at all in some rooms, including the bathroom-which has a huge section of black mould on the walls.
If cm rent try to withhold our deposit, which we fully expect they will after seeing other reviews on here about them doing exactly this, we will take them to court to get it all back. We will also not be bullied into paying any more 'excess hidden charges' that they seem to be big fans of. Do not pay these fees they ask for-get legal advice from citizens advice or shelter to make sure you are not taken advantage of.
This company are very expensive and let out sub standard housing and put their tenants at risk. They try to avoid all responsibility for getting any repairs done, yet will visit and do intrusive house inspections every 3 to 6 months-or basically whenever they feel like it.
Their contracts protect them and the landlords-seriously-do not use this company as they rip people off and put their tenants through so much stress and hassle.
I will write another review later once I am no longer a cm rent tenant, to let you know if cm rent tried to deduct illegally from our deposit.
I hope you take note of this review and avoid the hell they have put us through here.

I have very unfortunately been a tenant in a property supposedly managed by CM Rent, and I have been waiting several months for basic repairs to be done. I had to call out the environmental health to assess the safety of the property as Paul Buck ignored a written formal complaint I sent them, and the environmental health found even more things wrong with the property that we weren't even aware of. CM Rent do not check over the properties they let out whatsoever, and they do not work with responsible or legal landlords so please beware.
Firstly, don't be fooled by the smart appearance of their offices. This is the only property they keep in good condition. And do not be fooled by the initial friendly attitude of the staff, as this soon turns to rudeness and bitterness once you are a paying tenant.
One mistake we fell for before we moved in was allowing them set up our direct for our first months rent despite us wanting to set it up. They somehow managed to not send it to the bank on time so this resulted in our first rent payment being late-so they could then charge us £25 in late fees ( please do thoroughly check their contracts very carefully for all their hidden charges ). This seems like a very convenient way to earn £100 for every 4 tenants they get to sign up, and the council are aware that they did this to me, so if they have done the same to you-please inform the council as they can then investigate them further.
I had to report them to the council for refusing to do repairs, I had to go to citizens advice to report them, I had to phone Shelter for legal advice on how to deal with illegal letting agents who refuse to do repairs, and finally had to call out the environmental health-who told me that they have had other CM Rent properties reported to them-and luckily they can force them to abide by the law.
The manager of the Braintree office , Paul Buck, is very obnoxious, rude and lazy when it comes to doing any actual work to manage properties. Paul Buck visited our property months ago and saw all the repairs that needed doing and replied later in writing saying that the landlady did not want to pay for any repairs and that their hands were tied. So we were left, paying rent for a substandard property.
This letting agent claim to have nothing to do with repairs of the properties they let out, and I have been told this many times in writing, so I showed all the emails to the environmental health to prove that they are avoiding their responsibilities as a letting agent.
Their fees are very expensive and nothing is done as a result of these fees, apart from rude emails and refusals to do repairs for months and months.
The environmental health can make CM Rent do repairs, but it will take weeks for this to happen-so rather than put up with all the stresses and expense I have had to deal with, avoid using this letting agent all together.
After seeing other reviews on here about CM Rent taking tenants deposits, I have had legal advice on this matter, as I am expecting they will try and do the same to us.
I will be present at my check out appointment, and may have a legal representative there on the day to take photographs ( I will also take my own photographs to prove I have left the property in a good state ) and I will have a witness to be at the check out too, so if CM Rent do try and wrongfully withhold my deposit, I will have more than enough evidence to win a case against them in court.
I have a huge file of written evidence built up against CM Rent and the landlord of this property, and I suggest you do the same if you are one of their tenants so you can stop them from taking your deposit or any other money they try and wrongfully charge you.
Do not be intimidated by Paul Buck, report him and get the service you are paying for.

In fairness, I would like to state that all other members of staff I have dealt with at CM Rent have been helpful throughout my letting the property. However, on departure my issues have started. I moved out of the property on the final day of my agreement as per my two months notice. My move out day was a Sunday and I was therefore told I could either leave the keys through the door of their Chelmsford branch or drop them in first thing Monday morning. I dropped them through the door as I had to work Monday morning. I was told the checkout inventory would be completed that day and that I did not need to attend as I would be issued a copy.
This is where it went downhill. I have let properties in the Chelmsford area for 10 years, with other agents such as First Choice Lettings, Martin & Co, Northwood and Property Stop, and have always been provided with a full check out report in the same format as that received when i've moved in. I have always been asked to sign to confirm I agree with their comments before submitting to the landlord. These are then submitted to the landlord for them to also agree and then the deposit has been released.
On this occasion however, I received nothing until 2 days later after the landlords review. Then I received only an email detailing a list of charges to me. Not a proper report.
I requested a full checkout inventory and was told that the email was the inventory. I asked for a full written report and was spoken to as if I was something under the guys shoe. I stated that I didn't feel my request was unreasonable given that they were charging me, and was again treated like dirt. I asked why I hadn't been notified of any issues immediately, prior to them contacting the landlord and was told "off record" that they didn't find any issues to report, but the landlord had found them when completing her inspection. The charges listed were laughable. I was being charged for a small tear in the lino (I pointed out there were tears documented when I moved in and was told new ones had been found, I have seen no photographic evidence of these "new tears" and they had photos taken from when I moved in, this would be easy to compare but CM Rent assure me they are not "obligated" to provide these), a mark on an entrance mat (the purpose of which is to prevent dirt being traipsed through the house, so yes it probably will be a little dirty, but it was thoroughly vacummed when I left) and my favourite comment was a fee for a couple of water marks on a sink! IT'S A SINK IT COMES INTO CONTACT WITH WATER EVERY DAMNED DAY YOU IDIOTS! The property was left cleaner than when I moved in, when I had to clean out interior cupboards of old food debris and dirt.
I then requested that the landlord send me a full invoice showing a breakdown of time and materials for the costs incurred by the landlord, and was told I will get their email only. They are not obligated "under current legislation" to provide receipts. I will never deal with them again.
Basically, to any future tenants looking to let through them, I recommend that you insist upon being present for the check out, don't listen to them when they tell you that you don't need to be present. And I would also recommend you take your own extensive photographs when leaving the property in case of the landlord (like mine) trying to scam you out of your deposit. In the end I had no choice but to acceot the fees deducted from my deposit as I couldn't afford for them to hold onto the rest of it while it went to court. According to CM Rents view of the world, it seems they are "not obligated" to protect tenants. They will back their landlords over you any day, even if your landlord is taking your hard earned cash without proof or just cause. I asked to speak to the manager and was told this rude, arrogant guy was the manager. Therefore, if Mr Saville would like to personally respond (he seems to be quite active on here stating that negative reviews are clearly competitors trying to sabotage his successful business) I am more than willing to discuss!

They refused to fix basic problems in our flat-such as electric faults and various missing essentials and other faults to the property that had clearly been there for years. We notified them of some of the problems before we moved in, and they didn't fix the problems as they said they would. We had to keep emailing them and calling to chase things up and when they did eventually call or email back, they usually had excuses as to why they would not carry out our repairs. They are breaking the law by not repairing things. When I pointed this out to them, they didn't take any notice.
A CMrent agent came to cost up repairs in the flat then went away, only to come back and tell us that they refused to do some of the repairs as they would cost money ( ridiculous reason ) -and later said that they had 'nothing to do with the repairs to the property' yet they manage it. They accused us of threatening them when we were left with no choice but to hire private repair people and to charge them afterwards ( or charge the landlord ) but basically they are breaking the law by refusing to do our repairs and by trying to make us maintain and manage the property ourselves whilst they are getting paid to do this.
We did see very bad reviews of this company online, but gave them a chance despite this which we now regret. I suggest you look for another agency-unless you are a builder, electrician and repair person as they won't repair anything and will also try to guilt trip you when you ask for basic repairs.
This agency have caused a lot of stress for us and are literally the worst letting agents we have ever come across. They don't negotiate well with the landlord appropriately-we had to keep on asking for repairs and they just kept refusing. Very unprofessional and illegal.
If we had known what they were like before moving in, we would have run a mile!

The most awful, arrogant company I have ever came across, I were with CMRent for a year and had to take 8 days holiday from work losing a total of 1370GBP because of this , CMRent had a severe bolier problem which they refused to fix properely and continues to this day, then they gave me three weeks notice to vacate the property after I complained about the amount of time off that I had to take. Further to this they now are refusing to return my deposit, despite the property being cleaner then when moved in, and also my bank card and pin number were sent to the address two days after I vacated in error and they refused to send it to me via, post, let me collect it from their office or property. They finally gave in but wanted to charge me £30 despite the property being 5 minuites from their office. Louise in the Braintree office has to be the most common, unprofessional women I have ever spoken to in my life , she didnt have a clue and made my blood boil several times despite being a very calm person, They are awful and I urge nobody to use them, I am taking my story to the local papers and also going legal regards to lose of earnings and my deposit being held.
