Rude, unhelpful and made me so angry I had to try my hardest not to swear at him. In fairness, I would like to state that all other members of staff I have dealt with at CM Rent have been helpful throughout my letting the property. However, on departure my issues have started. I moved out of the property on the final day of my agreement as per my two months notice. My move out day was a Sunday and I was therefore told I could either leave the keys through the door of their Chelmsford branch or drop them in first thing Monday morning. I dropped them through the door as I had to work Monday morning. I was told the checkout inventory would be completed that day and that I did not need to attend as I would be issued a copy. This is where it went downhill. I have let properties in the Chelmsford area for 10 years, with other agents such as First Choice Lettings, Martin & Co, Northwood and Property Stop, and have always been provided with a full check out report in the same format as that received when i've moved in. I have always been asked to sign to confirm I agree with their comments before submitting to the landlord. These are then submitted to the landlord for them to also agree and then the deposit has been released. On this occasion however, I received nothing until 2 days later after the landlords review. Then I received only an email detailing a list of charges to me. Not a proper report. I requested a full checkout inventory and was told that the email was the inventory. I asked for a full written report and was spoken to as if I was something under the guys shoe. I stated that I didn't feel my request was unreasonable given that they were charging me, and was again treated like dirt. I asked why I hadn't been notified of any issues immediately, prior to them contacting the landlord and was told "off record" that they didn't find any issues to report, but the landlord had found them when completing her inspection. The charges listed were laughable. I was being charged for a small tear in the lino (I pointed out there were tears documented when I moved in and was told new ones had been found, I have seen no photographic evidence of these "new tears" and they had photos taken from when I moved in, this would be easy to compare but CM Rent assure me they are not "obligated" to provide these), a mark on an entrance mat (the purpose of which is to prevent dirt being traipsed through the house, so yes it probably will be a little dirty, but it was thoroughly vacummed when I left) and my favourite comment was a fee for a couple of water marks on a sink! IT'S A SINK IT COMES INTO CONTACT WITH WATER EVERY DAMNED DAY YOU IDIOTS! The property was left cleaner than when I moved in, when I had to clean out interior cupboards of old food debris and dirt. I then requested that the landlord send me a full invoice showing a breakdown of time and materials for the costs incurred by the landlord, and was told I will get their email only. They are not obligated "under current legislation" to provide receipts. I will never deal with them again. Basically, to any future tenants looking to let through them, I recommend that you insist upon being present for the check out, don't listen to them when they tell you that you don't need to be present. And I would also recommend you take your own extensive photographs when leaving the property in case of the landlord (like mine) trying to scam you out of your deposit. In the end I had no choice but to acceot the fees deducted from my deposit as I couldn't afford for them to hold onto the rest of it while it went to court. According to CM Rents view of the world, it seems they are "not obligated" to protect tenants. They will back their landlords over you any day, even if your landlord is taking your hard earned cash without proof or just cause. I asked to speak to the manager and was told this rude, arrogant guy was the manager. Therefore, if Mr Saville would like to personally respond (he seems to be quite active on here stating that negative reviews are clearly competitors trying to sabotage his successful business) I am more than willing to discuss! Been more supportive and assisted by at least providing the documentation requested. None of my requests were unreasonable given the situation.

18 Jul 2013I would like to add that if Mr Saville would like to either refund my money claimed from my deposit, or provide me with the official receipts, a copy of the check out report made by CM Rent prior to submission to the landlord (not one dated 2 days after the inspection) and photographic evidence of the said "faults" found upon my departure, that I will happily take back my comments and provide a fresh review, given that to this point the service I received had been ok. If proof can be provided that I have left damage to the property, then I will withdraw my comments and will not further contest the costs charged to me. I feel this is reasonable.

2 Sept 2013Hi Zoe, after reading through all the correspondence between you and Paul, my findings are that you have already agreed to the £75 deposit deductions with Paul Buck (reduced from the original £90 proposed by the landlord). You were offered the DPS dispute resolution process by Paul at the time, but you chose not to go down this route and agreed the £75 deductions. Sorry that you're now not happy after agreeing to this. I'm afraid cmRENT & SALES can't personally refund this amount to you as a way to have your comments removed as you have suggested above, and I have emailed you directly in more detail.

Trust in the reviews you see online as we did not and we are paying for it now by living in a house where we will have to fight to get even the most basic repairs carried out. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
