Terrible, slow service. Failed to sort repairs within a reasonable time. I have detailed some of the many issues we had below.
Under Hudson Moody Wass's own contract it states that emergency repairs will be attended to within 48 hours. The boiler broke during winter and they didn't even respond to our messages until 47 hours in. Their response was to say can you fix it yourself, and they asked us to check certain elements of the boiler. We responded within 12 hours telling them we couldn't fix it ourselves. 12 days later we had hot water again. This was during winter and was horrible. They didn't even seem bothered about the delay after repeated contact.
Second main issue was that when we moved in there were no window keys to the apartment. We accidentally locked open one window and asked whether they could provide a key. Their advice was instead to try fix the problem ourselves. They told me to knock on apartment doors around the building and ask strangers if they had a key we could use. It turned out the windows were different to the other apartments and nobody could help. After nearly 5 months, yes 5 months of sleeping in a room with a open window, struggling to sleep, they finally said they would fix it.
Then the dreaded part of any tenancy came, the returning of the deposit. We had a professional cleaner come in and complete the apartment in full. We took photos of how impeccable the apartment was upon leaving. They said the place needed a full clean charged us £140 for this. When we contested this, they sent us some pictures of why they said it needed cleaning. They had pulled out the wardrobes and taken pictures of some dust behind them. When we originally viewed the flat the agent said, don't worry, we are aware the lamp is broken. It was an IKEA lamp which can be found online for £6.99. They also charged us for this £20 for this.
There are various other parts of the tenancy agreement which you should be very wary of. One which irritated us was that they increased our rent during our tenancy. When our standing order was for the old amount, they then sent us £30 per letter that they mailed to us regarding the extra money (which was only £30).
Overall, I would recommend avoiding Hudson Moody Wass as much as possible. They are quite friendly and polite when you speak with them but the service they provide is horrendous, borderline negligent and somewhat of a scam.
