During my time living in the property i came to realise that Hudson Moody couldn\'t care less about the state that my house mate and I were living in. Upon first arriving at the property we were assured that a deep clean would be conducted and that the place would be in good shape by the time we arrived. This was not so. The entire apartment was covered in dust and stank of stale smoke and the only response i got when i contacted Hudson Moody was \'it\'s definitely been cleaned, we have the invoice here...\' so this was the first bump in the road and this was on day one.

The next problem came when we realised in the first couple of weeks that the on suite shower in my house mates room was kicking out the smell of raw sewage. it took THREE MONTHS for Hudson Moody to finally get us help for this, however,upon their arrival the plumbers sent to fix the problem said that they would have to completely remove the shower to fix it and would need to be approved by them. Needless to say they never returned and the shower remained unusable until the day we moved out despite countless emails and phone calls.

We had similar issue in my own bathroom whereby the tap was loose and was starting to come away. This was mentioned upon first entering the property and, again, it was promised that they would fix it. Needless to say the tap fell off and for the final 4 months of living in the property and despite countless emails and phone calls was never fixed leaving both myself and my house mate with one working shower that could only be used by someone who could stand the smell of raw sewage.

Now that we have left the property we are being charged £200 from our deposit for cleaning... the place was vacuumed and mopped etc. with deep cleans on the fridge/freezer and the oven, and while there were still a few little marks here and there that were missed i literally couldn\'t believe the price which, by the war, included a £60 arrangement fee?

I literally feel like these people have tried to take me for everything. The apartment we stayed in looked like it would be good value for money but i ended up feeling robbed as everything started to fall apart Hudson Moody were nowhere to be seen and didn\'t even seem to really care. They treated us with no respect whatsoever, and this was highlighted by their countless visits to the property with no prior warning or consent. At one point i was actually sat in the living room and someone from Hudson Moody merely waltzed in like they owned the place...

I urge anyone to stay far away from this agency, they have no respect for their tenants and will leave you feeling like you\'ve wasted your money.
What agent could do to change your mind?
Treat your tenants with far more respect and actually try to deal with problems in your properties rather than brushing them under the carpet. We were treated like idiots and felt completely taken advantage of.... shelling out ‚£325 per month EACH for a place that didn\'t even have working showers for the last 4 months. Disgraceful.
