We have just been through a horrendous experience with regard to an online solicitor at the bottom of the chain who appeared to operate in a crisis management style which made the whole process extremely protracted and stressful. James Fyfe was extremely helpful to both us the sellers as well as the buyers, keeping us up to date with latest developments and nudging things along where he could. Without James I believe the chain might have fallen through. Very customer orientated, helpful with suggestions to sort out perceived problems, replied very quickly to any queries and able to keep many balls operating in the air at the same time.
Comment on agent fees
Higher than average fees, but in the end worth this price due to the amount of work involved. Very helpful to have an agent who works 7 days a week. Whoever one spoke to in Sales appeared to know the customers situation, quite unusual.

Covid 19 struck the UK in March 2020, the initial damp was reported in January 2019, and it took till October 2019 to carry out any inspection. A report was passed to Helmores shortly after this in early November 2019. Sadly, the landlords wife did pass also in March 2020. So both incidents you mentioned occurred 14 months after the damp was raised & 5 months after the report.
