Thank you Helmores. Both George and James have been so helpful. I have really appreciated their honest and no nonsense approach to the sale of my house. They have always told me exactly what they think rather than what they think I want to hear. When our first sale fell through in December we thought that was it until spring but they managed to get loads of people through the door and we accepted an offer just before Christmas which is unheard of!

Covid 19 struck the UK in March 2020, the initial damp was reported in January 2019, and it took till October 2019 to carry out any inspection. A report was passed to Helmores shortly after this in early November 2019. Sadly, the landlords wife did pass also in March 2020. So both incidents you mentioned occurred 14 months after the damp was raised & 5 months after the report.
