Honestly, It is the worst agency I ever dealt with. I asked them to manage my property and I have never been told that the Quality Tenants they found never paid the rent since they moved in. I let a flat through Felicity J Lord, part of Spicerhart. They employed a contractor to replace a hob and washing machine. I found out that both appliances were old (the washing machine was 11 years old) even though Felicity Lord said they were new and charged me for new appliances. Felicity Lord are cowboys. Their plumber forced me to buy a new boiler costing £3000 unnecessarily. My old boiler passed it's Gas Safety test, but a week later, once my tenant was in, FJL sent in their plumber to fix a minor problem with the toilet and he announced the old boiler was broken and he disconnected it. I have rented properties in London on and off for about 7 years. Almost three times the industry average for a change of name on the contract - β€š£360?! That is the cost of a whole new tenancy. Do not expect anything but deceit and inaction as soon as you've signed the contract! Any works required prior to moving in which the fee apparently covers will not be completed.

A gas leak in the flat was detected during a yearly maintenance and it took them nearly 3 months to finally fix the issue. During which time we had to choose to either live without a boiler or to turn it on at the risk of nitrogen oxide poisoning. Really really nasty letting agents. They will tell you anything you want to hear to take a holding deposit of β€š£1000.00 from you. I ended up pulling out of my lease when I caught them going back on things they had originally said were in place, and from reading other reviews it looks like I had a lucky escape. There are so many letting agents in London, use the others and AVOID this one! They just want your money and signature....

- been upfront and honest - not told me things were arranged (e.g 6 month break lease / parking / furniture) when they weren't - not spoken to me in a bitchy, catty, condescending tone

FJ Lord is a reliable agency, with which I worked intermittently since 2004. Terrible experience. My advice is run a mile away if you see this agency selling specially as sole agent. The agent was hiding vital information throughout the whole process, coming up with strange personal stories and to be honest creating the whole soap opera drama. Unfortunately, at the time we put the house on the market, last September, there was a little blip in the market because of fears of the property bubble bursting, and threat of rising interest rates. Because of this, we only got really one potential buyer, and we had to drop the price a bit. Signed an agreement to lease, provided all documents and paid and everything. Got a call the week before I was supposed to move out that the tenants were taking advantage of the fact that the landlord improperly documented their intention to move out and were going to stay in the apartment. The agency is only good at signing contracts. We had some issues with the flat, which took 3 times as long to fix as you would normally expect. Also, I would barely call that fixing, as some of the issues were never fixed, while others were sorted to a very poor standard. The flat was not even clean after we moved in, even after the second round of cleaning. In general, the service you get is only good on the sales side, property management side - poor. WOULD NOT RECOMMEND!...

Start taking care of your existing customers. Stop charging fees that barely anyone else does (e.g. referencing once moved out of the property).

These do not at all reflect the service FJL provide, not only was the service poor and incomplete when I questioned them on it they were arrogant and defensive which I don\'t expect when paying for a premium service. You cannot claim to provide a list of services to validate a huge fee then when these services are not delivered shrug off responsibility.

The sort of estate agent who gives others a bad name. While arranging the moving in, they routinely got details wrong on forms, were slow to respond, disorganised, had incorrect details about the property and kept changing their minds on how the deposit would be paid. Nothing. Before writing this review I contacted the customer services representative who asked the Area Sales Manager to get in touch with me to discuss my experience. I wanted to give FJL the opportunity to investigate the issues I raised and provide a response. The Area Sales Manager reported back that he understood my frustration at the service received and had spoken with all parties concerned to reiterate company expectations to them. He also expressed that I had been very unfortunate in my dealings with the Greenwich branch and it was unusual for all the things to go wrong that did so in my sales transaction. I do not think that sentiment is supported by the other reviews on this website and that my experience is as isolated as he suggests. I was offered a discount of β€š£150+VAT as a gesture of goodwill for my inconvenience. I felt that the issues were glossed over and the seriousness not understood. He did not fully appreciate the additional stress and hassle that I encountered throughout the process, and I got the sense that there was no real appetite to tackle the problems and improve the situation. On a positive note, I did come across a proficient individual who I would trust to sell my property in a competent and expert manner. If youΒ’Γ’β€šΒ¬Γ’β€žΒ’d like to sell a property in the Greenwich area, hassle free, then contact Tamer Alcici of Conran Estates. On first meeting him, I could tell he was on the ball and knows his market/clients. My only regret is that I didnΒ’Γ’β€šΒ¬Γ’β€žΒ’t sign up with him to sell my property, for reasons explained above. Save yourself a lot of grief and go and have a chat with Tamer. And... donΒ’Γ’β€šΒ¬Γ’β€žΒ’t just take my word for it, read the reviews, they speak for themselves.

I think the higher than average fees FJL charge are not justified when they offer such a poor level of service. The best price was achieved but I believe that this was due to the market conditions rather than anything FJL did.

For 5 years of letting through F J Lord there have been numerous errors. The first appointment, the estate agent didn't turn up and as the office was closed, our call went through to head office, who left a message. No apology. The service is terrible. I lived in a flat with broken boiler for over three months. eventually , I had to call environmental office of council to deal with them. I am currently still having to use the Mile End Branch and unfortunately am still having to deal with them now. This is exactly what is happening/ has happened to us. They have done nothing but lie to us and ignore us (which we have evidence of) as well as being rude, aggressive and nonchalant about all our problems. I was charged £300 for tenant referencing and changing one name on the tenancy when I took it over from another tenant. This is three times any amount I have paid before. When I received the contract I found my signature had been forged so I was not able to raise concerns about any of the clauses. They could have looked at my complaint. Despite me raising several issues I never got a response. I was expected to wait month after month whilst the buyer keeps changing his mind. I asked them to leave the property on the market but this did not happen. No viewing took place and I lost a lot of money because of their negligent way of handling this matter. They turn a blind eye to all issues raised.

Overall I have been extremely impressed with the service of David and his team in the letting of my flat. They let out the property within a week of being contacted and the service over the year since then has been very good. They ironed out any issues wrt the practicalities of letting out the property without even bothering me with them and any small ongoing issues from the tenants have been dealt with with the minimum of fuss. I cannot speak for the other branches or agents. However I had a really positive experience dealing with Yan at the Bow branch. After searching for months she found me a property in a matter of days. She got me a great price, talked me through all the paperwork and was happy to answer my many questions. It amazes me how rude people can be. I called Felicity J Lord to try and organise a viewing and on originally agreeing a time to view the property, I was called back from a manager saying I was unable to view the property as it was two late. I assume most people work until 5:30-6pm so requesting a viewing around this time should be ok. Well not in this case. I was told I would have to make a viewing in the day or at 5:45pm latest. I have recently rented a property with Felicity J Lord through the Bow office. I have relocated to London for work and had no previous experience of living in London. I was dealing with Leo who was very detailed with explaining about the best ways to get to work and things to do in the local area and was the one agent who actually listened to what I was looking for and was in continual in contact with what was available. I was a tenant in a FJ Lord-let property for two years and I really have to say that their attitude to customers who are tenants is horrific. They are pushy and overbearing and then once you have rented and paid they pay you little or no attention. I was promised a gift from them to compensate for various delays when I first rented (I had to stay in a hotel and then in my boss\'s house) but that never materialised. They never replied to emails or calls; I had to call and resend mail several time...

Rapid viewing and successful letting of property. Good communication. Over the years excellent rental yields achieved, Comprehensive and accurate paperwork and invoicing. Reasonable commission charges with optional letting management (not tried by us). Happy to keep using this agent year after year, and so far have had no problems. Recommended....

We are renting a property from this wonderfully avaricious estate agency at the moment. The property itself being widely overpriced is a fault of the greedy landlord, and a common occurrence in London, so not much to note there.
