Agent's fee's of nearly ‚£190.00, have no idea what this actually goes towards as we did all of our own paper work and were constantly threatened by them if we did otherwise. Rent was very expensive for the area, size etc, and upon moving in it was filthy!! Rip-off.

What agent could do to change your mind?
1. Don't manipulate high stress, time pressured, 'large amount of money handover' situations. We are the customer here, it's only in your best interest and we do not appreciate it. 2. Do not lie. The truth will come out. 3. Respond to all emails and send information when you promise to. 4. Tell us if our flat is up for sale, when you know, not the day before we move in. 5. Please respond to emails with at least one sentence that doesn't end in an exclamation mark, it comes across rude. 6. Don't lie to tenants and a prospective buyer and then let them meet. Shot yourselves in the foot there. 7. Never EVER say "If you don't like it, don't sign it" and expect the conversation not to turn sour. 8. Make all of your employees email addresses available from the website.

The agency fees at Bridgfords are extremely high. If you dare mention this, they immediately tell you 'you pay for the quality of their services', that they're very thorough and respected. All lies. A moving in or moving out fee is ridiculous. You should pay one amount of money as agency fees to cover whatever admin etc costs and then rent and your fully refundable security deposit. That's fair. As for the price of the flat, if you're aware of temporary access issues to a parking space, this should be compensated for, if it's the property management company that need to fix it, Bridgfords should be chasing them, not the tenant. The Letting agency are meant to manage the property, why should I pay for a space I can't use?

What agent could do to change your mind?
Communicate, not just with us the landlord but within their office. Deal with their phone calls. Deal with their emails. Assign someone who can talk to us directly about our properties instead of "going round all the houses" in the office. Do their jobs without the landlord checking up on them and pointing out their errors.

I have also had problems with Katy Flay at Manchester Bridgfords letting agents. I have just cancelled agreement, which cost £600, and have discovered that Miss Flay is on 'sabbatical'! Not surprised at all! Bridgfords received fees for doing nothing whatsoever. Miss Flay tried to tempt me to stay by reducing fees by 8%, even when I pointed out that they were paid for no services a part from being 'on the books'. Exercise some positive principles: honesty, integrity. Keep their promises made to clients Return phone calls and emails especially those containing important queries. Know their business and processes and correctly inform a prospective client of these.
