The Property Management (PM) services at this branch are terrible.
I am a current tenant who's gone through 2 shorthold contract renewals and living there for 1.5 years, and have just gone through a tenant swap. After finding a new tenant, the contract did not become available to sign until the day after the contractual start date - even though the contract was supposed to be ready the week before and move in date had been agreed.
The PM team were uncontactable throughout, even when they'd sometimes respond to messages I'd left asking to call back, and calling back 5 minutes later, the phone would ring out after multiple attempts. They then informed me (the existing tenant) that the rent was going up on the day the contract was signed (the day after the contractual start date), and that PM no longer have a copy of the Inventory referenced in the contract, my only deposit security being "email trails" between old tenants. Given I was already living there, I had no other option than to sign.
In summary:
-Property Management (PM) probably answer there phones 1 in 30.
-They never proactively communicate. I have to chase up every communication.
-Generally the issue response is ok/average, when you're able to get through to someone, although I have issues with the PM team that haven't been resolved in over a year.
-The fees are on the expensive side, I wouldn't mind but the service is appalling. £125 for a reference fee on signing as a new tenant, £250 for contract renewal.
I wish I'd have seen the reviews on this site, the flat is great but shame about the management.
What agent could do to change your mind?
All round service. Unprofessional "not our fault" attitude, poor communication and average response to issues. Expensive fees and almost no return. Never answer phone or emails.

Comment on agent fees
‚£250 for a contract renewal (which is essentially the same contract with different dates) is quite expensive.
‚£270 for tenenacy swap
