WORST LETTING AGENT EVER! Having been with several letting agents in the past, G1 is by far the worst and all landlords should avoid. I came to G1 with my property and after meeting with them they seemed, as I would class as, helpful and very professional..oh was I wrong!!! Things quickly began to deteriorate, from not paying my rent in time, sending cheques that would often bounce and having to deal with an unprofessional, cheeky and aggressive member of staff..Dylan (who is supposed to be the Director of the company). As a landlord I expect my rent to be paid on the same date each month, why else would you have a tenancy agreement stating otherwise. When I decided that it was the last straw, I took my property back and moved to a bigger letting agent. Now I can relax!!

What agent could do to change your mind?
They could have responded to my email, answered the phone, paid my rent on time, returned the deposit to my tenant. Being polite and non patronising on the the phone and told the truth.Attached Filesnbsp;

What agent could do to change your mind?
Do not breach your own Property Letting and Management Agreement . Be open, honest and professional. Do not withhold rental money owed to the landlord. Do not pay with cheques that are returned unpaid. Keep and update records of payments made and received. Issue and date receipts. Issues accurate monthly statements. Communicate with both the tenant and landlord when requested to do so. Give access to your office, during normal office hours at least. Deal with deposits as Scottish law now dictates. Do not lie. Do not ignore request for information. Communicate when asked to do so.Attached Filesnbsp;

I am in the same predicament at the moment, after months of chasing ( any response ) I have just received a letter today stating that " due to difficult trading conditions " the company is no longer able to trade.
This letter is clearly a generic letter that Dylan didn't even have the decency to sign himself.
I am now considering whether to try and take this to the small claims courts as I have lost several months rent.
Please avoid dealing with Dylan Short at all costs.

NO, Stole my money Lied about placing the deposit in a safe scheme. Never paid rent on the correct date. Didn't answer calls or emails. Dylan Short was rude and arrogant, (the one time he did answer the phone from 100+ calls)Attached Filesnbsp;
