I had 2 estate agents value this property and informed both about the other possibly on hindsight a wrong decision one valued the property at £85000 and whitegates at £98000 I thought hell of a difference but decided that the higher figure was a fair assessment so I put it on the market with whitegates nearly 2 years later it eventually sold for a lot less than both estimates when I enquirered why it wasn\'t selling the only reply I got was that it was priced too high each time it was left up to me to reduce the price rather than be given some professional advice on what we could do to address the situation so my advice is go with the lower valuation and get a result rather than you having to make all the decisions for an estate agent that send you in the wrong direction by giving false hope in a high estimate on your property or even better do it all yourself on line
