The worst agency I have ever come across. When we first began the renting process the paperwork took a very long period. The staff have no customer service skills. All very bitchy and rude. When we moved in the house was not clean and was forced to clean it ourselves. Also property in poor condition and would refuse to fix it l. E.g toilet was broken for a week. Fridge door broken for months. Light fixtures and fob for the door for 6 months into our tenancy! I really wouldn't recommend having business with them. Not worth the headache and phone bills you'll get constantly trying yo get into contact with them and get something done. 100% useless!

Dear Asma, I am afraid I have to agreed that you had a very difficult tenancy, however I would disagree that this is due to the service provided by Sanderson James. All repairs which you reported were dealt with swiftly. For example, the problem with your toilet not flushing fully was reported at 4.30pm on the Friday afternoon, the flush was fixed the Monday morning. We did not leave you without a toilet for a week? I can understand why you may not have positive feelings towards Sanderson James, because we needed to protect the rights of the landlord and that unfortunately lead to some difficult communication, which often we did not want to be I the position of having to discuss, but were essential too. For example, when you reported the shower drain being blocked and on the contractor attending it was blocked with hair and there were cat faeces in the shower tray. We had no chose but to communicate further to seeing the photo's that this was completely unacceptable and you would be charged for the contractor's invoice. Similarly, when you vacated the property this lead to us not parting on the best of terms, but we were professional and factual every time we were required to address your significant breaches of your short tenancy.

I only wish I had seen issues like this before renting with them. i am unfortunately still with them but have had nothing but heartache - including flooding, no oven for 3 months and damp - i can only reiterate what you have said :(

I find this review extremely hurtful because it is simply not true. We are being pressured to not claim monies that are owed, you signed the contract which clearly detailed our charges for our service of letting and managing your property and we have not charged a penny more. With regard to the cancellation regulations it is important to bear in mind where and when the contract is entered into, i.e. if it is an 'on premises contract' this is not applicable, and there is no right to cancel, but it is if it is 'off premises' (i.e. signed at the property with you there and then) it does apply. We take this kind of allegation very serious and would like to investigate further as per our complaints procedure. After looking into this and speaking with the lettings manager who advises me she hasn't had any such conversation, I would ask you to contact me so I can investigate further. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). As a firm licensed by the National Approved Letting Scheme Sanderson James aims to provide the highest standards of service to all landlords and tenants, but to ensure that your interests are safeguarded, we offer the following:

If you believe you have a grievance, please write in the first instance to Jennifer Drinkwater at the address below:

The grievance will be acknowledged within 7 working days and then investigated thoroughly in accordance with established “in-house” procedures. A formal written outcome of the complaint will be sent to you within 21 days. If we require longer than this timescale we will advise you in writing and confirm our revised response date.

If you remain dissatisfied with the result of the internal investigation, please contact Gemma Lawlor(Bailey) the Area Manager who will review the complaint, at the address below:
