Having been your tenants for so long then you've seen the emails showing our dissatisfaction with Happy Lets.

'Secured the property' meaning you put a padlock on the door that was easily kicked in during the break in? A padlock which we had to secure as your contractor put on such poor, weak screws? I remember making multiple phone calls pleading to speed this up as we felt so unsafe and exposed. You might think thats' a reasonable time frame but we did not. Maybe next time consider your tenants safety if they are pleading to you. It was not out of your hands to move us out the property until a new door could be fitted.

Your contractors are your responsibility. You hire them so if they turn off the electrics or miss inform the council, that's on you.

The reason you tried to get so much money out of our deposit was because you completed the inspection. Happy Lets tried to make more money for their landlord on cleaning that didn't need doing. Yes we settled the dispute because Happy Lets finally realised we were not going to pay your ridiculous demands.

We are extremely disappointed to read this review, especially having been a tenant of ours for five and a half years.

We can see that you reported a break in on 07/08/2017 and we instructed a contractor immediately; you were then updated (via phone and email) within 24 hours. It transpired that a whole new door was required and had to be ordered in but whilst waiting on delivery, a contractor did secure the property (you may remember being involved in the decision making with regards to locks etc). You were updated during this whole process until a new door was delivered and fitted on 25/08/17. We appreciate that this took two and a half weeks but this was completely out of our hands whilst waiting on delivery and the property was secure during that time.

With regards to electrics being switched off, we did take this to the contractor (an electrician) on your behalf who did not accept liability for this and it was very difficult to prove (their argument was that the electrics could have simply tripped whilst you were away).
However, the office manager was in continuous contact with yourselves and the electrician from Sep 2019 until Dec 2019 when the complaint was finally closed after a payment of compensation to yourselves.

We would like to stress again that Happy Lets did not advise the council that you had vacated the property and this came from a third party company who assisted in notifying various utilities and local authorities with new tenancy details. We did explain this at the time but do understand the inconvenience this caused and actually lead us to terminate the services of this third party company.

Please note that if you were ever threatened by any member of staff then this is an extremely serious accusation and must be looked into immediately; a member of the management team shall contact you shortly regarding this.

We can only see one official complaint logged on our system (the one mentioned above which was closed in December 2019) so again, the management will be sure to ask you for further details any other unresolved official complaints.

Finally, we can see that you have just settled a dispute regarding your deposit with the landlord (not Happy Lets) so we assume that this is what you are referring to when you state we are trying to make as much money as possible. Please be assured that we do not take a single penny from your deposit; this belongs to you as the tenant and any deductions made from this go to your landlord. We were acting on behalf of you and the landlord during this process with SafeDeposits Scotland as the adjudicator.

Although we feel that we acted professionally and as quickly as outside factors allowed us to, we are still sorry to hear of your experience with us.
