Having been the unfortunate victim of a previous landlord's cleaning scam I was determined it wouldn't happen again, during my tenancy I kept the place meticulously clean, even cleaning the carpets twice. Prior to checkout and with help from friends the property was cleaned meticulously, every room was gone through inch by inch, all dust, cobwebs, and marks on doors and windows, skirtings, radiators and door frames were thoroughly cleaned and double checked by 2 people.
I turned up at the property for the checkout on the 15th June, the clerk was already there and already part way through his checkout, he was very blunt and rude and said I didn't need to be there, I explained that I needed to be there to make sure I didn't get ripped off for cleaning when I knew the property was clean. He said ¢â‚¬Ëœwell the property looks fine to me', and 'not to worry and I'd soon get my deposit back', he was quite insistent that I leave, so I did after only 5 minutes. So I was not present at the checkout as he stated in his report.
More than a week later I received the (incomplete) checkout report stating extra cleaning was required, you can imagine my reaction! Either they are mistaken, or dishonest, and this is a deliberate attempt to extort money.
The report contained no photographs to support his findings and has several convenient omissions.
A small pane of glass in the front door has a tiny crack in it, I was made aware of this at check in 3 years ago and was told not to worry about it, so I didn't; now they want to charge me for fixing it, which has not been done and won't ever be. The property was inspected every 6 months and no mention was ever made of it. Even if I was responsible it does not detract from the overall outstanding condition the property was left in.
The property was advertised very quickly after checkout as ¢â‚¬ËœAvailable Now' before any so called cleaning or repairs had been agreed.
I have exchanged several emails with Judy Churchward arguing my case, I was told they would be witholding £180 to cover the cost of cleaning and repairs!! So I have started a dispute via the TDS. I am not in the habit of telling lies or making false claims, I see this whole matter as extortion and dishonesty by Accent Property.
What agent could do to change your mind?
Simple:
Pay my deposit back in full and not insult my intelligence or good character with a totally fabricated checkout report containing false statements about addtional cleaning requirements.
