We rented a flat from Edzell for several years near Byres road. It was the most awful experience of renting I've personally had, and I've experienced a few landlords and agencies over the years to know a good one from a bad one. There is a common theme in many of the reviews you'll read about Edzell online (apart from the ones Edzell have asked people to write for them). Ignoring emails, ignoring phone messages, failing to respond to multiple requests for repairs, rude staff (except for the Polish girl who works there), angry manager, being flooded from upstairs, noisy neighbours, filthy properties, boilers not being repaired for weeks or months. We experienced all of these at various times over the years, so when we've come across 5 star reviews describing Edzell as "wonderful" we're left asking ourselves whether there is another agency by the same name.
In the end, we did the following to our flat at our own expense because the manager of Edzell wouldn't:
1. Replaced all of the beds and most of the furniture. Calculating the time we lived there, all of the furniture, mattresses and beds were well over ten years old. Springs were sticking out through the mattresses. We were never given a penny towards replacements.
2. Repainted the entire flat due to the fact that we were flooded from the flat above and paint was left peeling from the walls and ceilings of every room. We were never reimbursed for the cost of the paint. Edzell are supposed to do repairs themselves.
3. Fixed the washing machine several times even though Edzell were supposed to send someone out to do it. We waited weeks on each occasion with no way of washing clothes. If we hadn't fixed it we would have had nothing to wear.
4. Replaced sink taps throughout the flat at our own expense because many of them were so old and worn out they didn't work
5. We scrubbed the place from top to bottom when we got there as it reeked of curry and the walls were covered in a yellow grease
These are just a few things we had to do in order to make things liveable in the flat we rented from Edzell at £725 a month! Apart from the stress and frustration of having to deal with Edzell staff and the incompetent management year after year.
Why did we stay for years? We were desperate. Working minimum wage jobs forced us to share a flat with a few other people to make it affordable for us individually, and we needed a flat close to our jobs to avoid the expense of bus fares that we couldn't afford. We put up with a slum because we did our best to make it more homely when we were effectively living in poverty and couldn't afford a decent place with a decent landlord. We eventually couldn't take dealing with Edzell because it got so bad (I think it's got worse in the last year or two). When Edzell staff were passing problems to the manager and he was ignoring them and not even giving us a phone call back or an email, we decided enough was enough and we moved out this year.
If anyone is in any doubt about whether Edzell could be so bad, or perhaps are thinking that the positive reviews are closer to the truth, just do one thing: go rent a flat from Edzell. You'll soon find out what they're really like. But good luck getting your deposit back afterwards.
