In the 5 years which Edzell was our factor (we owned our flat), we had very little interaction with them outside our quarterly bills. Our nightmare began when we sold our flat and tried to settle our account with them. An utter shambles!! It first took them over 2 months to return our deposit, despite repeatedly telling us it had been done. They refused to refund the money we were owed for paying our full year's building insurance in advance, because they would deduct our final bill from the amount due. It took them over 3 months after we moved to give us our final bill, and we found they had included a £50 charge for doing so! They said this is due to needing to apportion our bill out of the standard run, but we were previously told to wait for the quarterly run before it could be given.... so the £50 charge makes no sense at all. It is now 4 months since we moved out of our property, and we are still no closer to getting our money back as we disagreed with the apportionment fee, stalling our refund. Edzell Property Management have a disgraceful approach to customer service; in total over the 4 month period we have sent them 24 emails (15 of which were chasing for a response), spent 58 days waiting on a reply from them, and have only actually received a response on 10 occasions. AVOID EDZELL IF POSSIBLE!
Comment on agent fees
Bad - I understand our fee's were higher as we had a lift within our building needing maintenance, but I didn't release how much higher we paid compared to the local average until my neighbours made me aware (over £150 per quarter extra). As a result my former neighbours are now trying to replace Edzell as their factor.

I am aware of your concerns and can only reiterate what you were told by us every time you made contact.
Most factors do not provide statements of accounts outside of their quarterly billing run. This is not because they wish to make life difficult for homeowners, it is simply that the industry standard software will not allow for it.
Most factors charge an apportionment fee for providing a final statement. This is very much an approved industry wide fee and it is unfair for you to accuse Edzell of overcharging for this service.
Your factoring fees have been explained to you on numerous occasions and it is disappointing that you have failed to recognise the difference between our management fee and the costs involved for your former development. The lifts in your former building are expensive to run and these costs were reflected on your quarterly statements exactly as they were submitted to Edzell by the independent contractors. Edzell do not and have never profited from these costs.
We would like to wish you all the best in your new home and hope that in time you will remember your previous address fondly.
