When things run smoothly, even the worst companies can seem good. However, good companies set themselves apart when they provide quality customer service when things go awry. My experience with Edzell in light of many of the positive reviews on this site seems to indicate that it is a great company when things run smoothly, but an awful one when there is any sort of hiccough. I would therefore NOT recommend them.

Here was my situation: I viewed a property with Edzell, and they told me that it would be no problem to shift some of the furniture into storage. When I applied, I stipulated which furniture I would like to have moved out, and a few days later I confirmed over the phone that my application was accepted and that the landlord was happy to move forward. Assuming that my conditions had been accepted, I then put in notice with my current landlord. Two business days before I was set to sign the lease and receive the keys, I was contacted by Edzell, telling me that the landlord had refused to move any furniture. Given that I had been absolutely clear about my furniture requirements, I told them that I could not proceed. They then tried to upsell me to a more expensive flat, which I told them would not meet my needs. I am now scrambling to find a flat at the last minute and am having to pay extra removal and storage fees for my belongings because they misrepresented the property (which Edzell has insisted they will not pay, or even help to pay).
Comment on agent fees
Technically, there were no fees, but you could say the £500 additional moving cost was a fee for trusting that they had told me the truth about the property.

Bad - I understand our fee's were higher as we had a lift within our building needing maintenance, but I didn't release how much higher we paid compared to the local average until my neighbours made me aware (over £150 per quarter extra). As a result my former neighbours are now trying to replace Edzell as their factor.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
