What agent could do to change your mind?
They need to understand their own 'Terms of Business' document well. They should be very clear in letting their customer know what they will be charged. If they failed to do so, they should honestly stand up and say that they made a mistake instead of inventing new stories to blame the customer.

Comment on agent fees
They drew a 'Terms of Business' document without mentioning any fee apart from the 'credit' note and now they are charging me 12% fee. I would never have accepted for a market leading fee like 12%. They charged a documentation fee when I repeatedly mentioned to them that I will take care of producing the tenancy agreement They just siphoned off the first month rent without dropping me a hint. A complete communication failure.

we had to call arrange everything directly with the landlord the only time we had contact with chancellors was to do the viewing and to pay the fees. unacceptable to have to arrange the check out process without any involvement of cahncellors. luckily the landlord was amazing.

I am sorry to learn that there was some confusion surrounding the chain of events that took place at the end of your tenancy. Your landlord has opted to manage the property himself, and as such he would be responsible for arranging the check-out and informing you of the necessary arrangements. It would be your right to ask for the opportunity to attend the check-out along with the landlord, if he wishes to attend, and this would ensure that you were present at the time the report was drawn up ...

If a property's unavailable, take it off your website. If people enquire about it, don't tell them everything's fine when everything is not fine. Be honest!

I am sorry to read that the viewing you had planned was cancelled due to a tenant’s refusal to allow viewings. We are able to arrange viewings for those properties that are currently tenanted, as most tenants are happy to allow access for such viewings to take place. Unfortunately some tenants can decide to refuse viewings and I understand that this particular tenant was not allowing access to the property, however this would not debar the office from advertising the property for sale. ...
