Had a viewing as a potential tenant for a flat with Coalters. The woman who showed us around the property knew nothing about it and was unable to answer any questions. The property had not been cleaned since the previous tenants had left.
Also had a number of other viewings with this agent and there were a number of key problems, these being:
(a) Cancelling a viewing upon arrival at the property, wasting myself and others time. The excuse would often be that the tenant had not provided them with a key for access and was not avaliable to give them a key. This is irrelevant as all responsible agents should hold management keys.
(b) Acted in an unprofessional manner whilst providing entry into a viewing - e.g. having the current tenant show us around instead of doing the job herself, not being there to meet us at the allocated time for the viewing, conducting a group viewing with other potential tenants without giving us notice of this beforehand.
(c) Coalters do not provide any kind of transparency in their very hefty administration and set up charges. None of this appears on their website - you have to ask them to find out.
Unfortunately York is lacking in many good letting agents (as tenant reviews on this site show). Coalters are not doing themselves any favors in this regard. A real shame really as they are held in high regard as estate agents, but seem to let their lettings go to pot. One can speculate as to the reasons for this - probably as the sector is totally lacking in any meaningful regulation and people are desperate to have a place to live, so merely accept such poor standards and the letting agent do it simply because they can.
