Absolutely terrible, do not rent with these people they will literally scam you and not return your deposit! I definitely would not recommend this letting agency. I lived at a property which was overpriced, with the money me and my flatmates were paying we expected at least a good level of service. There were many occasions when we reported repairs which were not followed through, for example a broken shelf unit. They sent out a repair man twice, not only did they not fix it but they refused to purchase a new set. My flatmate ended up buying her own set which she left behind for future tenants use but apparently this was a mistake since they’re now taking this off the deposit and charging us for a Council uplift. We were also promised a new sofa before moving in but this never happened, they just flipped the destroyed cushions the other way round to show less damage (I have pictures of the sofa at the start of our tenancy), we’re now also getting charged for this. We have also told our property manager* during an inspection about a flooring issue we had in the kitchen, he said he’d get this fixed yet nothing happened and once again it’s being taken out of our deposit. We also reported issues with our blinds not fully shutting, once again nothing was done about it. We were also left without hot water for 2 weeks which is ridiculous. At the end of our tenancy we ensured to clean the flat, which we even took pictures of, yet has let us know that we didn’t clean the flat at all and now we’re being charged for a cleaning service which cost £320. *also continued to give my flatmate a bad reference for her new flat which is absolutely horrific, dating the reference incorrectly and putting down a date in 2021, our last day was on 31st December 2022. There was also a situation when our washing machine was broken for almost 3 weeks, we literally had to wash our laundry in the bathtub. In our leaving report, it was also stated the property smelled of smoke but none of us smoke so unsure what exactly they were smelling, probably trying to scam us out of more money. We will definitely be taking this case to Living Rent.

We understand that the claim against your deposit was necessary because the property was returned in poor condition, as evidenced by the check-out report with photos. This required significant cleaning and re-decoration, as well as specialist cleaning for pet hair. The matter is now being handled by the independent adjudicator at Safe Deposit Scotland and we'll cooperate fully with the resolution process.

We had to replace the boiler, which took some time, but the property has an electric shower and we provided temporary heaters to help.
We provide guidelines and helpful resources to all our tenants to ensure that properties are returned in good condition and to help facilitate the return of their deposit. Any claimed amounts go to the relevant contractors, with the remaining funds returned to the tenants.
