My flatmates and I were renting flats from Cullen Property for 5 years and we were quite satisfied with their attitude towards us. In fact, when we decided to rent a property again back in 2011, knowing it was a property managed by them played a large part in our decision to rent the flat. Any maintenance issues we've had were quickly addressed and at no expense to us (we contacted them as soon as an issue arose). Every time we called (and we did on many an occasion) them they replied with a friendly and polite tone. At our checkout, as there was no damage to the flat (carpet stains, damaged walls, etc), so only general cleaning was required. We called the cleaner service they suggested, and while there where some minor cleaning issues, the agent from Cullen marked them as the cleaners not doing a thorough job and thus not our (the tenants') fault, returning our deposit in full.
I would (and already have in many cases) recommend them. If there are any issues with the flat not noted during the check-in, let them know as soon as they're found, otherwise they can only assume it was you who did the damage, as would anyone else in their place. Being honest with them (and careful with the property) will go a long way toward having a great relationship with them. Their terms regarding the checkout are stated in the contract, so if you disagree, then say so. However, they cannot be faulted for wanting to protect their investments and having them back up to standards as soon as possible.
