Hobdens Managing Agent has been the worst Managing Agent I’ve ever come across in my entire life and I’m over 60. I could write a book. They are refusing us to inspect the accounts after being served summary of service charges. They’re refusing to do any works whatsoever Send I don’t have enough money when we’ve got interior walls in our flat is crumbling down, black mould, mushroom is the size of my hand growing et cetera et cetera. We are only a very small block of Flats & have paid them well over £7000 in six months. We have no idea where that money is gone as they keep saying they don’t have any money. We have said we will pay upfront for the works ourselves and they still use that excuse. I have serious health conditions including a partially collapsed lung with recurrent severe chest infections and I’m living in a flat filled with lots of plaster horsehair dust everywhere due to the leaks from the exterior of the building. The only time they’ve sent someone out to do some works, they accidentally did the works on the wrong part of the building And Waze leaseholders had to stop him because he ruined a perfectly good render. They absolutely do not who they’re sending out. I’ve asked repeatedly about the companies I’ve sent out and they said they don’t know they’ve never used them before and they were just on a list given to them by the previous Managing Agent. They have charged us or service charges for things that don’t even exist such as cleaning when we’ve never ever had a cleaner because we’re very small block and we do it ourselves, also electricity bills from them when the electricity is hooked up to our own meters and we pay the bills directly, they won’t even acknowledge that they’ve messed up on this and credit our accounts. Two out of the four leaseholders have paid the majority of the service charges but holding back a bit until we get confirmation of the service charges we actually owe. And now they’re threatening legal action. They are unbelievably scrupulous. Do not ever, book these guys to be your Managing Agent. Get rid of them as soon as you can if they’re in place
