Complaint RE- Brittons Estate Agents.
Introduction
The treatment I have experienced at the hands of Brittons Estate agents KL is the reason for this complaint.
I have been left traumatised at the hands of this disgusting lettings agency. I have been placed at risk, threatened, and now apparently blackmailing a vulnerable single parent is also acceptable.
I have always paid my rent and have gotten myself in financial difficulty to keep a roof over my family’s head. Brittons have done nothing but make this difficult and put myself and my daughter at risk.
Issues have been present from the offset. Such as incomplete redecoration and repairs that were promised to be completed after I viewed the property. It had been vandalised by the last tenant. These repairs and redecorations were never completed.
I have been viewed with suspicion since the very moment I moved into the property based on a previous tenant’s behaviour.
I have had plenty of past problems with being able to contact staff at the letting agency, issues with consistency between staff members and getting repairs completed. Staff have also been rude, unhelpful, and obnoxious.
Repairs
• The bath panel was reported as hanging off when I first moved here. It is still broken almost three years later.
• The bath plug and shower were broken at the same time for weeks.
• The bath plug was only repaired when a family practitioner stepped in and discussed the risk with having a non-closing bathroom door and bath full of water with a toddler present.
• The bathroom door is still difficult to close and the only reason the usage of the door has improved is because I have tightened the screws.
• There are holes in the wall caused by a Britons staff member during inspection after being informed that there was a bubble of plaster. She felt appropriate to break through the plaster with her fingers. The hole and bubble of plaster is still there.
• The windows in the bedroom still have draughts, gaps, and whistle in the wind.
• The kitchen cupboard doors still fall off.
• The only reason there is not flaking awful paint covering damp in the kitchen is because I have painted it myself.
• There are still faulty electrics in the property that have never been investigated resulting in having no light in the stairway because the bulb constantly blows.
• One of the worst of these instances is regarding the gas heating system that has left me £500 in debt because of a faulty heating element that caused the system to boil over continuously. Leaving me to pick up the bill.
Reference
Since 25/09/2020 Freebridge has been attempting to contact the staff at Brittons with no luck. They have called and emailed. On 29/09/2020 Kayleigh confirmed that she had taken a call from Freebridge and handed over the reference request to the manager. Natasha denies all of this and claims that emails went into her junk mailbox although received from a verified organisational source.
Risk
I have repeatedly been placed at risk by Brittons by their failure to remove my abusive ex-partner from the tenancy agreement despite the fact they had everything in their possession to complete this removal. All fees had been paid and the addendum had been signed by both parties. Staff repeatedly denied having in their possession my copy of the signed addendum, even refusing to give me a copy when requested. Natasha even went as far as insinuating myself and my mother were liars and that the Addendum had not been received although Kayleigh confirmed receipt on 29/09/2020.
Staff repeatedly refused to listen to my requests to have no photographs of the property taken during inspection. My reason for this request is because my abusive ex-partner has access to the online dashboard and can therefore view the property. Staff even showed up at my property and took a photograph despite knowing the risks involved.
Inspections are also difficult at this time as I am a key mental health worker during COVID and I am required to work full time from the property, this work enshrouds the opening and closing of Brittons.
Threat
I received an email from Brittons entitled NOTICE TO QUIT. This email was a threat and no actual NTQ was served. I believe this was yet another attempt at blackmailing me into allowing an inspection that would put me at risk.
This email caused stress anxiety and sheer distress due to Brittons threat to notify my abusive ex-partner of the proposed section 21. Although no notification made to Mr Hutchinson was actually needed as both addendums had been signed and received as stated by Kayleigh on the 29/09/2020 along with the confirmation that the reference request had been passed onto Natasha after a phone call was held with the reference requester.
Blackmail
Since this I am now being blackmailed regarding the reference request being told by Natasha that no reference will be given until I allow a property inspection that puts me at risk and interferes with my essential working.
This means that I am unable to give notice on this property that I need to leave for safety reasons. This is costing me money every day as I could have moved into the new and safe property a lot sooner had the reference just been given.
I consented to the inspection just to get me out of this unsafe property however, Natasha refuses to fit around my working hours despite the fact that the reason I have been refusing inspection is her incompetency and refusal to admit that she has the addendum.
Summary
The sole issue that Brittons have with me is my most recent inspection. I have clearly stated my reasons for being apprehensive about this inspection. Shelter, the police and BCKLWN are aware of my reasoning behind this with Shelter and the police fully backing my decision. I wonder how much of this situation the landlord Is aware of. This kind of threatening behaviour is totally unacceptable. The professionalism of Natasha when dealing with this has been questionable. This lady has a particularly rude and obnoxious manner when she does not get her own way. No consideration or awareness of my situation has been taken into consideration has been taken throughout my time as a tenant in this property.
I have been put at risk by Brittons, my daughter has been put at risk by Brittons, I have been put into debt because of Brittons, I have been tormented by Brittons. The stress and anxiety that I have been exposed to because of Brittons poor practice and rude staff has left me Anxious, stresses, fearful and depressed. The staff there even refused to stop inputting my abusive ex- partners name from their emails after originally agreeing to do so. There was no need for any of this had they just admitted to having the signed addendum and removing his access and name from the tenancy. Everything about this situation has been mismanaged and is entirely wrong. Those staff involved should be held fully accountable for their actions and accept responsibility for what they have done.
