I moved into Brayford Court to find the foot board of the kitchen unit completely missing, revealing a disgusting mess underneath the oven. The oven also did not work at all for the whole first week that i living there, forcing me to either cook all of my meals in the shoddy microwave that had clearly not been cleaned for us to move in, or go to my friends flat across the road just to eat.
This agent has terrible maintenance of the outside area of the property, the only time i have seen them clean anything was emptying the skips. I don't remember a time when i was able to put rubbish into the communal bin in the courtyard. One of the washing machine draws was broken for the majority of the time living there, making it unusable as water would spill out of the hole where the draw was meant to be. After filing an issue with one of the bathrooms, where the floor was literally caving in on itself and feeling like it would collapse, it took over a month for someone to come and fix it, and they did not put the lino back down so we were left with bare rough wood floor for another month, because lighthouse were apparently spending that time looking for a quota when it could have been fixed on the same day the floor was fixed. Also the floor only started dipping due to moisture damage, glad to see that the lack of preparation of the flats for tenants extends to the bathrooms as well.
They're so called '24 hour helpline' never works. Whenever the fire alarm goes off for no reason (which has been incredibly frequent and sometimes in the middle of the night) even with multiple people making several attempts to get into contact with lighthouse, there is never an answer. Also, the lift in Block One is useless, breaking frequently and then taking about a week, if not longer, to fix.
Towards the end of the tenancy, they give you an extensive and detailed list for how to clean the flat and outside the property, claiming that if everything is done up to standard then they will return our deposit. However, i have never heard of anyone getting their deposit back from this agency, saying that they would not return it for reasons and complaints that have been there since before the tenants moved in.
Overall, a terrible letting agency with little regard for property quality and maintenance, and the well being of their tenants is clearly on the bottom of their list of priorities.

Bad, not worth even half of the rent cost with the quality of their properties.

A couple of points which I don't feel are fair - Lincoln City Council empty the large bins every Friday. In our experience there are a number of bins which are always empty but people choose not to use them.
Fire alarms are only set off when they sense smoke. This can be annoying when sharing with others however people do need to be mindful when they cook.
Sorry to hear the oven stopped working when you first arrived unfortunately break downs can occur which cannot be forseen.
Each time the lift engineer has attended he cannot find a fault but rest assured when a lift is reported as faulty, this company attend within 24 hours (weekdays).
Our callout team attend as best as they can when called. Please only phone these teams for emergencies only.
I shall speak with the company who maintain the washing machines, we were not aware there was a problem and I shall speak with the contractor in regards to the floor.
The checklist is aimed to be a helpful guide. We let to over 600 students, the majority who receive their deposits back in full. Unfortunately as a society we only hear about complaints but rest assured we envisage if you follow the guidelines you will receive your deposit back in full like the majority of our tenants do.
