When the time came recently for us to move out of the house we rented from Executive lets, they were very keen to commence viewing, these all went well.. and they commented on how immaculate the house was and the levels of interest were due to the house looking so nice...with our stuff in it i may add. {its not half as nice because they did not even paint the skirting boards, just left them bare with paint stains from the walls etc}
upon leaving they have witheld £300 for things that were not in the property when we moved in.. such as furnishings for the new tenents.. roller blinds etc. There were no roler blinds when we moved in.. and we have been outraged at being charged for this, Also they had huge wardrobes when we moved in, which we asked to dismantle and build nice built in ones, which we did to a good spec.. they have also charged us nearly £200 to remove these, despite telling the new tenants it has build in storage... they really need to review their "Executive" practice. there is not much executive about the way they execute their business. The lady we have been dealing with in the office is dreadful, disinterested, and says nothing when we ring for answers, and seems only happy to email and not deal direct with anybody. Her attitude has been dire, and veyr unprofessional. Rip of Merchants who will take your deposit to fund the "fair wear and tear" repairs for the next victims.

Executive Lets, your attitude is definitely in favour of the landlord and you don't give a stuff about how much aggravation and desperation it causes the tenants.

Hi, I am sorry you feel that way about our company and our staff members. Unfortunately as an agent, we do not make decisions on our own and have to act in the best interest of our landlords and what they instruct us to do, as the property is owned by them. You would of been sent emails, not out of no interest but due to the fact that correspondence in disputes have to be in writing. The deposit that is held is held in a government approved scheme and we do not 'keep' it as you say, any disputes are put through the deposit protection scheme and will not be paid out if they are deemed to be unfair and when in dispute is dealt with by this company, not just 'kept' by us. Both parties have to put forward sufficient evidence for their claims and a decision is made on the behalf of both clients. In regards to other complaints, we follow a strict process which may not please everyone but is always in the best interest of both parties and we adhere to strict legal guidelines. We have many, many happy tenants and landlords that have been with our company for years, and many new happy clients and are always saddened to hear of unhappy clients or bad situations. I would ask other people reading bad comments to understand we are a long standing agency that continue to be number 1 for a reason, and sometimes unhappy people may not always paint the best picture of our company and staff.
