We found Executive Lets good initially as they helped us negotiate the rental price down. They also dealt with maintenance problems (very few in our case), adequately. However, on checking out, they used every trick in the book to try and get as much money as they could out of our deposit. We had the place professionally cleaned on the day of moving out (at a cost of over £200). Then the next day, with no contact with us, they took over £100 out of the deposit for having the place professionally cleaned by their own people. They did not inform us that they would do this. This, they say, was based on the Final Inspection Report. The only derogatory comments in this report were that there were a few stains on the carpet, a greasy light switch, bits in drawers and 4 forks rather than 6 and burners dirty although the photos beg to differ. We made every effort to ensure the place looked as we left it. EL also tried to claim money for an item we had replaced with a better one. For this, I managed to get £30 off the deposit repayment after much to-ing and fro-ing. I sent them a document with photos of before and after and lots of questions but they only responded to questions they felt would benefit them. If you take up these people as a tenant I would say take photos of everything wrong in the property when you move in, replace every item (such as 1 spoon) as you found it when leaving and please give them an invoice if you have the place professionally cleaned before leaving - let them know before the checkout and present them with this at the checkout or before. Hope this helps. I would not recommend these people if you were a tenant but if you are a landlord you could have pound signs in your eyes.

They should essentially just do their jobs. Deal with the current clients more attentively before trying to obtain more and make their business as big as possible.

What agent could do to change your mind?
If a manager is to call me back, then bloody call me back. Actually fix things like Windows as they are pretty important. Don't try to charge tenants for call-outs they never requested.

Don't listen to "angel" ,executive lets are terrible and this is just an attempt to cover up the disgusting service they provide tenants, and the horrifically biased views their company represents.
