Terrible. Miscommunication, or a lack of even trying to communicate properly. We had a lot of situations where the head tenant was told different things than the rest of us, which led to many frustrating moments.
We were told we were fine to move in, but on the move in date, we were refused. It took a while to work out why we were not allowed to move in, but it turned out that one of the hopeful tenants hadn't provided one piece of the paperwork (although we were previously told that that was fine).
In any case, due to not pre-warning us that this would be a problem and pretending it was fine, we were all homeless. They did not care, we were students, coming from various countries... homeless. In my case, I had no home for two months.
So, we were never able to actually move in. We were forced to find new accommodation and went our separate ways.
The whole ordeal resulted in a year-long court claim case with the landlord (Home UK/CF Estates --- I'd recommend avoiding them too), suing us for around £4,000 for a property we never moved into or paid more than an admin fee for.
The whole thing was a waste of money and time. In the court hearing, the case was dismissed within moments as even the judge saw their own contract said that unless both parties fulfilled their side of the agreement (that we be given access to the property, and we do all the paperwork), the contract is completely void. If you are with that landlord, be careful - they might have changed the contract after that! Who knows. I wouldn't put it past them. They tried 'til the bitter end to convince us that they were legally in the right to do this to us. Ridiculous and intimidating.
Whilst that part wasn't NOPS, we honestly had the most miserable time with both the agency NOPS and the landlord CF Estates/Home UK.
Please save yourself. They probably double up to prey on vulnerable peoples because they don't think they'll be able to stand up for themselves! Having to go fill in tons of paperwork regularly, whilst studying in final year, whilst they all do nothing but carry on with their lives... disgusting.
They disgust me. All of them. Do not settle, do not be desperate. I found an amazing place afterwards - that is the only thing that brings me peace about it. It was cheap, landlords were wonderful, housemates were lovely... a god send compared to the crap I put up with for months without even stepping foot into the property, much less moving in!!
Comment on agent fees
We only had to do the admin fees. I'd avoid putting any money into anything they do. I'm genuinely sad that they continue to exist.

If you would like help on improving things, you can work on your lack of information and misinformation, inefficient procedural process, lack of / ineffective communication, untimely communication (unreasonable notice), attitude problem and poor, unhelpful customer service.
Now, your response here implies I had not read the tenancy agreement thoroughly. However, I clearly had and that is exactly why I knew it was ridiculous to hold me to such an agreement that hadn't been fulfilled according to it's own terms.
It is NOPS who should to better to be aware of and warn anyone entering an agreement with CF Estates because they do not stick to their own terms.
They took us to court for something not even their own agreement agreed with. A judge within minutes dismissed the case against myself and my fellow would-be tenants because of that. Still it took a year of my time before it reached court!
I do not know how much I need to repeat that for you all to understand that it is you who failed, you who did wrong and apparently continue to do wrong and associate with such landlords.
Regarding the references, none of us were made aware that any more were needed. We were led to believe that we were all ready to go until the very day of our start date. In fact, we were also led to believe an earlier start date had been agreed upon, but this was false too.
Had you have had better communication, we would have been aware of this. We made it extremely clear how much we needed a house. .
We all came from different countries (two were new and not from the UK too). So you were aware we were vulnerable with nowhere else to go. You knew that one of us was forced to live in a van. There was zero care, interest or priority or help given in spite of knowing our situation that you led us to.
Why, in our right mind, wouldn't we want to move into this house? We had paid what was asked of us and believed we had done everything. There was no indication that we hadn't. So clearly, you failed to follow up and make sure everything ran smoothly for us.
Never before or since have I had problems with any agency. It is only you.
You know what you're doing, and obviously keep getting away with it. So there's not much I can do to truly help this situation. You have to wish to become an honest agency, and train your staff properly and cut ties with bad landlords.
I can only hope I save a few people from dealing with you all in the meantime.
