The absolute worst. Some things:
- They mistyped four out of five of our email addresses when sending out the tenancy paperwork, so once we figured this out we had to scramble to get everything ready in the final few days before the tenancy started. (They didn't show any understanding or awareness of fault here, and they continued to misspell names and email addresses throughout the tenancy.)
- They were unprofessional and unresponsive in dealing with problems during the tenancy (of which there were lots, as everything about the house was ancient and poorly-maintained). We had to nag them repeatedly about our broken boiler, and in the final months of the tenancy, when several of the shower wall tiles fell out, NOPS eventually dealt with this problem by taping a plastic bag over the giant hole in the wall.
- After the tenancy ended, when we eventually got our deposit back, several hundred pounds were missing and unaccounted for in NOPS's checkout report. I had to call the "landlord" (according to Google, a letting agency in Cardiff) to get a copy of the charge report they'd received, which contained an entry for "unpaid rent" (even though the checkout report explicitly said the rent had been paid in full), several charges for things not mentioned in the checkout report, and a £10 charge for NOPS sending the checkout report to the landlord. I called both NOPS and the landlord about this repeatedly, and each kept saying that the other was responsible for setting the charges. In the end I had to file a claim with a deposit dispute resolution service. NOPS didn't respond to this claim in any way, which meant that eventually (more than six months later) I got the money back by default. It seems possible that they routinely impose fictional charges like this, and just rely on the fact that many tenants don't know or care enough to dispute them.
The only good thing about NOPS was that seemingly nearly everyone in Oxford has had a horrible experience with them, so there were plenty of people to commiserate and share advice with. Also, Costa, the property manager, seemed like he was usually at least trying to be helpful.
Comment on agent fees
Bad. See above: the fee for sending a checkout report to the landlord was subtracted from our deposit.
