We were very impressed by the service provided by Scot House Move to help us sell our flat in Glasgow recently. We sold at above home report value within the space of 9 days, and saved ourselves ƒÂ¯¿½800 to ƒÂ¯¿½2,000 in fees compared to the other estate agents!
But to focus on the low fees would do a disservice to SHM. For one thing, the photographs taken by Ruth were of a very high standard. Professional equipment was used with wide angle lens etc., so the property was presented exceptionally well. In addition we were able to chose an ample number of photos allowing us to show the property in its entirety, with multiple shots of the best features and rooms.
When we compared our advert to some of the others we saw on Rightmove (marketed by some of the big corporate estate agents no less) where it looked like the photos had been taken on a cheap mobile phone and with a scant number of photos leaving you wondering whats wrong with the rest of the house?, it's clear that the photography by SHM gave us a big advantage over the competition.
Secondly, we got the impression that the rest of the team in the office were well organised and knew what they were doing. Communication was good, all viewing appointments were agreed on the phone before being confirmed by email. Any feedback from viewers was likewise communicated via email.
On the downside, SHM do not provide a Floor Plan as a standard part of the online advertising. Personally, I feel it is a mistake to market a property without this information. Luckily, I had kept hold of the schedule from when we had purchased the property, so after scanning a copy and sending it over they were happy to include it. Thankfully the old agents never saw our ad or we could have been in trouble!
Another thing we were a bit miffed about was the lack of any kind of sales progression after an offer had been accepted. It was a case of speak to your solicitor, we don't get involved now. OK maybe this is the way it works in Scotland, I don't know as we are first time sellers, but my impression was that part of the estate agent's role was to chase things along a bit when required.
It all turned out fine in the end and the sale went through on the agreed date, but it was a stressful and anxious time due to poor communication from our solicitor, we felt quite in the dark about the progress of our sale. In hindsight maybe we should have opened up the communication directly with our buyer to reassure ourselves at the seeming lack of progress. SHM to be fair did offer to pass along our contact details to the buyer, although wouldn't provide the buyer's details to us.
Overall though, the main thing was the quality of the advert, the wide exposure we received online, and the competence of the girls in the office, that helped us achieve an overall successful sale.
Comment on agent fees
Upfront fees are unbeatable, although of course there is extra risk in paying upfront (e.g non refundable if you decide to cancel). The option to pay at the end is still good value though, especially for more expensive properties.
One thing we liked was that the fees were simple and transparent. The only additional charge we had to pay was for the For Sale board!

Your sale disepls the myths that High Street Agents spout that online agents are not interested in getting a top price. Selling in 9 days for above the home report value proves as you say it is not about our low fees, it is about an overall excellent services that gets fantastic results.
