Cain and Fuller epitomise the bad customer experience that many tenants experience. Initially helpful, once you are hooked and have signed the contract you are quickly made to feel like an inconvenience and end up chasing them to resolve issues with maintenance.
This culminated on our move out. The natural wood worktops next to the kitchen sink were already showing signs of water damage when we moved in. As use became more frequent, damage began to occur. We were going to flag this up when they carried out their mid year inspection which they promptly cancelled and took another 2 months to come and do. Despite calling the issue in and being told someone would 'come and take a look at it' nothing materialised until a couple of months before we moved out. The answer when i highlighted the issue again was 'the worktop will probably need replacing'. OK I thought. Not our problem as its a maintenance issue...
Que the ambush on our leaving the property. Apparently it was our fault that the damage had occurred. Stupid us for putting a wet metal pan on a worktop next to the fridge which caused oxidisation damage because THEY had not maintained the work top. Throw in £80 for painting over some scuffs on the walk (looked better anyway and they didnt bother to 'repaint' the marks left by the previous tenant) and we had a bill for £280 from our deposit. Absolute disgusting behaivour.
My advice, avoid avoid avoid.
What agent could do to change your mind?
Been more reliable throughout the letting. Responded to our maintenance request. Turned up for the property check mid year and not towards the end of the contract. Accepted responsibility for an issue that was in actial fact, making it difficult for us to use the kitchen properly. Explain why i was being charged ‚£80 for redecorating several 'touch-in' overpaints when the previous tenant had done the same thing yet no full repaint had been done after we moved in. If they charged the previous tenant and didnt do the work, they need to refund him. If they didnt charge the previous tenant, explain why we had to pay for a repaint but he didnt considering the considerable number he left behind.

Comment on agent fees
Not cheap and when you add in the deposit situ, very expensive to deal with.
