I would like to warn all tenants ¢â‚¬â€œ and especially landlords - to beware with regards to the security of deposits if you are unlucky enough to have any involvement with Accommodate Edinburgh - as I have recently been the victim of an attempt to steal the entirety of my deposit by this appallingly dishonest agency.
Unfortunately I was a tenant for some time with this company until I could no longer stand their lack of professionalism, unhelpful attitude and outright obnoxiousness - most of which came directly from operations director, Philip Cannon. Since the landlord of the flat was similarly dissatisfied with the service being provided by Accommodate Edinburgh he cancelled the contract and arranged a private lease between us. I should add that this was not a simple affair as Accommodate tried everything in their power to make this as difficult and drawn out an affair as possible (including a spurious and completely vindictive attempt to portray me as a troublesome tenant and even Mr Cannon pretending he was not actually who he was when my landlord, frustrated by their refusal to answer emails or return telephone calls, had to personally visit their offices and confront him about the matter).
This was about two years ago and I thought my dealings with this disreputable company had come to end. That is until a couple of months ago when I was the recipient of an email from Letting Protection Scotland informing me the landlord had requested the full return of my deposit. I contacted my actual landlord who knew nothing about this. On closer inspection it transpired that Philip Cannon on behalf of Accommodate Edinburgh had requested that all of my deposit was to be given to his agency, the given reason ¢â‚¬ËœTenant absconded'! Since I was still in the property, not to mention the fact Accommodate Edinburgh had not represented the property for over two years, this came as quite a surprise. It turned out that the agency had not transferred my deposit under the landlord's name - despite assuring him at the time that they had - and were now attempting to steal it! My landlord once again had to get in touch with the agency who claimed it was a clerical error and they would contact LPS and rectify the matter. They made no attempt whatsoever to do so. I know because I contacted LPS several times myself and asked if they had received any correspondence from Mr Cannon or Accommodate and was informed that they had definitely not. Eventually I had to open a dispute and both the landlord and I had to prove that we were respectively owner and tenant of the property. This has proven to be a drawn out affair, causing much needless inconvenience. As things stand it looks like we are both going to have to go through the courts to secure my deposit and protect it from being stolen by Accommodate Edinburgh. Since there was no possible way Accommodate could make a case that they were entitled to any share of my deposit, I can only conclude that they made the claim out of a childish and vindictive desire to inconvenience both myself and my landlord.
Finally, I would like to pass on the information I was given by LPS regarding deposits. If anything untoward happens to your deposit, regardless of Accommodate Edinburgh's involvement in the matter, the tenant can only take the landlord, and not the letting agency representing him, to court. Mr Cannon and Accommodate Edinburgh undoubtedly know this, hence what can only be described as attempted theft.
Apologies for the length of this review, but I hope this gives you a good idea of Accommodate Edinburgh business practices and ethics (or complete lack of).
Also, for anyone who has been ripped of by this agency's illegal ¢â‚¬Ëœadmin/move in' fees, these can be claimed back in their entirety. This website lets you know what steps to take: http://www.reclaimyourfees.com. Do not be put off by any attempt at bluster from the agency when you confront them about the matter. They don't have a legal leg to stand on.
