We bought a flat within a block that is managed by Freshwater a year ago. When we purchased the property we were told the service charge was £200 per quarter but have paid over £300 every quarter and have just received a huge excess service charge invoice with an attached schedule detailing the breakdown of the charges which seem so excessive. Since we have arrived Freshwater are continuously performing "major works" although there is no clear evidence of real improvements....

My family lived in one of their properties for almost ten years. The Staircase collapsed, the front door fell in. They had almost £100,000 in rent over this time and they failed to double glaze the windows. The damp was not apparent until slugs invaded our home, they were everywhere in the kitchen drawers, on the floor. We did complain and nothing was ever done. Carried out the repairs and brought the property up to the standard it should have been. They received a lot of money over the years and I never was in arrears. So it was very unfair.

Terrible in every aspect. Tried to contact them and had to wait 3 weeks for a reply, no out of office message, nothing. They deal with the cheapest contractors/cowboys they can get hold of. Sent contractors from CITYVIEW MANAGEMENT without appointment or any contact, entered our property WITHOUT CONSENT and WITHOUT US being present. Totally illegal. Cowboys, plain and simple....

This terrible company fails at every point to manage their buildings; they overcharge for minimal "improvements" to the building, often try to charge residents for improvements on their own privately-owned flats by disguising them in the service charges, neglect ALL issues of health and safety, allow their own tenants to dump rubbish throughout their buildings and leave them there for years, etc. The list of incompetence, mismanagement, and downright thievery is outrageous. Freshwaters is absolutely the worst managing agency - they are lazy, overcharge and ignore requests for building manintence tasks to be done. We looked into removing them as managing agents, but they own slightly over 60% of the flats in our building, so the only way to do that now is taking them to a Leaseholders Valuation Tribunal, which we are considering. This company manages my building and the maintenance of the building is average. They have charged legal costs to my service charge account which I refused to pay and they have taken me to court. The worst experience of my life. The property had damp and mold issues. After several complaints and emails requested them to rectify and solve the problem, no action was taken. When decided to vacate the property, they did not provide the reference confirmation upon several requests made by me and by the new letting agency. Cannot believe I have put up with this nonsense for 30 years!! These people have charged me at least £40,000 in that time for essential work and excess service charges? Tried contacting them on several occasions and was informed that someone would come round and unlock it. I totally agree with all the comments on here. For years leaseholders at Burnham Court, Brent Street, Hendon were ripped off by Freshwater and got zero maintenance in return. totally alter their customer service and adopt a more professional, transparent and more ethical approach when dealing with leaseholders who effectively are the one\'s stumping up considerable fees to freshwater. Also take a pro-active approach to maintaining buildings rather than having to be asked to do something by residents who then have to endure lengthy delays to see if anything is done.....they are positively mickey mouse

We were shown the house by an agent from Spencers in Woodford Green who didn't even take us to the garden. The house was still undergoing major works but assured it would be ready by moving in day (in 5 days time).
