To begin by saying this company are unprofessional barely covers it; whilst being driven back from one of our viewings the member of staff driving us actually told us he wasn\'t sure if he had sobered up enough from the night before to be driving... this should have given us a clue.

Since moving in we have had issues with people coming in without giving us prior warning ( a missed phonecall with no voicemail is not prior warning in my opinion). We have had issues with be able to get through on the phone to pay our rent on time.

Our current and worst problem is a leak from the kitchen roof and the damp problem within the flat. Because of these issues we have had to phone environmental health to come and inspect our property as our clothes and beds are infested with \'mold mites\' (something which has been confirmed by a pest control officer). Despite having had to move out of the property for two weeks, living without electricity for the week before that and spending all of our spare time washing and trying to salvage our belongings from the damp and mite problem, we were informed on Friday that our landlord is yet to be consulted about a \'possible\' rent reduction. I am sure many reading this will agree that if the flat is in an unlivable condition it is ridiculous to even consider that rent should be paid for that time.

We are now seeking legal advice and contacting citizens advice about how to move forward with this problem. Not only do we want this problem solved, we are now looking into ending our fixed term assured short-hold tenancy, on the basis that the landlord has broken contract by failing to make repairs to the property. We feel utterly let down by the company and can confirm that the poor reviews on this website are dead on: there is a distinct lack of communication throughout the company, their favorite line is \'we will look into that\' and everything takes days or weeks, rather than being solved with any haste.

Unfortunately due to the volume of calls that we receive we may not be able to answer each call immediately. However, if you leave a message for the relevant team we will always make every effort to call you back as soon as possible.

As you are aware the leak is from a neighbouring property situated above your own. We have previously been in contact with the local Environmental Health team directly, in efforts to contact the owner of the property above to ensure that the problem is resolved within a reasonable time frame.

As the leak originates in a neighbouring property, we are unable to arrange for the repair as it is the responsibility of the owner of this property. We have however been in contact with the neighbour to urge them repair the problem as a priority, but as previously discussed they have been unable to identify the source of the leak.

When we met in the office on Friday, we discussed the next steps that would be taken dependent on how the situation unfolded over the weekend. We had agreed you would to inform us if any further water comes in on Saturday or Sunday and whether the owner of the above property could identify the source at the time of the leak. With regards to the mould mites, a pest control company has recently treated the carpets and will do so again where necessary. Once the issue is resolved we will look at the repairs and/or decoration needed to your property.

We will be in touch again later today to discuss the outcome of our conversation with the landlord regarding any offers for rent refund, and further action that will now be taken.
