Please, Do Not rent from this Agent!
We moved into our rented property at the beginning of August, on viewing the property twice, we gave the viewing agent a list of things we wanted put right, prior to us signing the contract, these things being, mould on the Bathroom and Bedroom ceiling, Nicotine Stains throughout (supposedly a non smoking property), skirting boards replaced (where they had been snapped off of the wall, and the carpets and house cleaned, and fumigated (due to a dog at a no pet property), and wallpaper stuck back up, where it was starting to peel from the wall! So nothimg out of the ordinary!
We were assured that Bradleys would ensure these things were put right! So weeks go by, we heard nothing, I called, and had an aggressive lady tell me that it was our fault it was taking too long, as they hadn't heard back from our Guarantor, I asked why they hadn't informed me of this, and was told it was my responsibility to chase, not theirs! So I got the Guarantor sorted within the hour! On calling back, I asked if the issues we had raised had been sorted, and was assured "if you've raised them, of course they are being sorted" we were then asked if we would be moving in the next week, I explained that we hadn't given our notice on the property we were in, as wasn't going to risk being homeless with 3 children! We were then told that the Landlord wasn't happy that we would be another month, and that if we didn't move in sooner, we would lose our holding deposit, and it would be let to someone else, so not knowing the law, nor wanting to be in hot water, we borrowed money, to move in sooner, as had to pay the rent on our then home!
On going to give in the contract, and collect our keys, the Manager refused to give my husband the Inventry, until he'd signed the Contract, as is "company policy" apparently! So, on receiving the inventry, my husband saw that not one of the jobs had been put right, and on top of that, the property was listed as dirty in every room, and that curtains and blinds were mouldy! On questioning this, the managers response was "well, I can't comment, as haven't seen the property, and the landlord is 78, so pretty past it, but look at it this way, at least you won't have to clean when you move out, and if it's not up to standards, then just decorate" ! We had a removal company booked for that day, and cancelling would have lost us money, we couldn't afford to lose, so I had to take my family to a filthy home, to clean what I could, before the removal guys arrived! On enterring the property, the smell of damp dog hit immediately, the place was disgusting, there was more mould than before, the garden covered in weeds, and no electricity, and debt on the meters, we would of had to top over £50, before we had any power, £50 that we didn't have, so we had to call out an engineer from the energy company to manually put money on and clear the debt, he couldn't come until midnight! so I couldn't even hoover!
Anyway, 2 days later, water started pouring down our kitchen wall, turned out that tiles were falling off the wall in the shower, causing the water! The toilet also was tempremental, only flushing around one time in 5 flushes We were told someone would be out to fix it 2 days later, and not to use it in the mean time, no problem, it's only a couple of days hey! So 2 men came out, and said it would need to be retiled, and someone else would be in touch! Long story short, the toilet packed up flushing altogether, and we ended up having to wait over 3.5 weeks for it to be fixed! When the plumber eventually came to fix it, he told me that he'd been called into the property a few months prior, but had been told no to sorting the problem, so Bradleys were well aware if the issues, before letting to us!
I'd had enough by now, so emailed their head office with all of the issues, I stated that renting to us with visible mould was illegal, and that we would be happy to put all the issues right, treat the mould, repaint nicotine ceilings, and redecorate where wallpaper was literally peeling from walls, if the landlord financed it ,I waited, and waited, for a lady to email back, and say that I had stated I was happy to wait for the bathroom to be sorted (I was, as called on a Sunday, and told noone was about til the mon, so I was happy, to wait a couple of days, not almost a month), the next thing she said was, that yes, they were aware of the issues, and had raised them to the landlord, who hadn't responded (yet they could contact him in regards to our moving in date) and that as I couldn't prove that we had been told the issues raised would be put right, or that the manager said what we claimed, they had to treat it as if we weren't assured they'd be put right, and that the manager hadn't said what he did! As for the smell of dog, they argued that there had been no dog at the property! They then went on to say that by asking for the landlord to pay to put things right, that we were wanting financial gain, and that was an issue we would have to put to the Landlord, not them! So I responded, asking why they saw fit to rent a property, when they knew it had so many problems, instead of refusing to let it, until it was bought up to standard,I said that our intention was not to gain anything financially, but to have a home that reflected the £700 we pay to live here, and that there certainly was a dog, as we had viewed twice, and a dog was under the stairs in a crate both times! They declimed to respond! So now 2 months later, we are paying a lot of money to live in a mouldy, smelly hovel! We've had to pay to have the property fumigated, and have the carpets cleaned, more and more paper is peeling from the walls, and the stink of Dog, despite cleaning, and having carpets done, is still prominent! We are Gutted, and will never, ever rent from Bradleys again!
I will say however, the Maintenance team are fantastic, understanding and as helpful as they can be, with Bradleys tying their hands! And the Workmen that came out were efficient and friendly!
