I was shocked by the unprofessional and irresponsible manner in which this agency continues to perform. They appear to behave like money-making cowboys, with no regard for tenants. So far, we have paid a fee to have the property we wanted secured only to discover that Ace were still advertising it as available for one week afterwards. We were essentially blackmailed as Ace attempted to negotiate the terms of our lease whilst holding our deposits. We were charged rent for the property for a day where the property wasn't even ready for us to move in. When we moved in we found the flat dirty and various items unusable which I am certain Ace will attempt to charge us for when we leave. And now we live in this property and we haven't even seen an inventory yet... Ace also lack key knowledge about bills to be paid at this property because quote "we manage over 300 properties in Edinburgh so we can't know everything about each property".
Perhaps a prospective landlord would have a more positive experience but I wouldn't recommend them to tenants unless you want a battle on your hands.
What agent could do to change your mind?
If this agent had allowed us to rent this property for the terms advertised and agreed upon at the time of application, we would have been very happy tenants and not minded about the dirt, lack of knowledge, lack of inventory and the flat not being ready for us to move into on the day our lease started. But the criminal way our deposits were taken and then the negotiations over rent started... I would not trust them again.

Thank you for the feedback Anonymous. I presume this is a tenant of ACE Property in a property on Lauriston Place. This may even be the boyfriend of a tenant that is not on the lease that tried to tell one of my team members how to do their job on Friday 31st August. Reported issue - blocked drain - NOT an emergency call out.
