We have used Heritage Property for all our Leamington Spa lettings properties since we started buy-to-let over 10 years ago. Originally they looked after four properties, three of which have since been sold. We do have other investment properties out of their area and use other agents in those cases but none are better than Heritage and only one comes close to their excellent service to landlords and as far as we are aware all our tenants have been satisfied with the way Heritage have looked after their needs as tenants.

Heritage are quick to identify a problem that needs fixing and over the years we have learnt to trust their judgement to get it properly fixed. If urgent they do this straight away and inform us later but usually they will inform us and we will respond quickly to approve or comment on remedy work. Our concern is to know our property is well looked after and that we have tenants who are content with their home and know they will receive fair treatment from their landlord and their agents. Happy tenants are the best tenants.

Heritage provide us with regular inspection reports and comment where necessary if further attention is required to correct faults etc. Their fully managed service sort out and pay for all external services, from periodic ground rents to replacing broken equipment and more and charge us accordingly on next monthly statement. We are pleased with the recent paper free option of billing us. This enables us to keep all our records electronically and pull down printed paper copies only when needed at end of each tax year etc.

We can highly recommend Heritage to any prospective landlord seeking a fully managed, professional, trustworthy, and reliable service to manage their tenanted properties.

Based on the fact we have had long standing tenants in most of our Leamington properties during the years we owned the properties, and the fact that we always endeavoured to have all problems resolved quickly and satisfactorily through Heritage's service, can only assume that any prospective tenant who chooses to rent a fully managed property through Heritage, will receive the same high quality service as our tenants have received.

We can only recommend fully managed properties as this is the only basis we use through lettings agents in the Midlands area. We are aware that lettings agents do offer alternative services to landlords who do not wish to pay for a fully managed service, but unless that landlord is willing to take on full responsibility to look after both tenant and property in a fair and proper manner we cannot recommend that as an ideal course to follow to both tenant and to landlord. It seems that most negative reports by tenants are nearly always where non-fully managed agents are involved and where the landlord does not perform well.
