The only good thing about this agent is that they do not charge extortionate agent fees (thus far) and they actually showed up to the viewing (which a lot of agents didn't do sadly enough). However, everything else about them is terrible. When viewing the property we were pretty much rushed out. They also refused to let us have the contract until the day before we moved in - which meant we had to rush the whole thing and weren't given enough time to look anything over. You pretty much have to nag them constantly into doing anything. They have no initiative. They didn't really clean the property before we moved in, saying that we wanted to move into the property so immediately there was no time to clean it. We also signed the contract for 3 adult tenants and they only gave us 2 keys and 2 fobs which is ridiculous. I have had to get an extra key and fob out of my own money and they haven't paid me back yet, saying they will give us money when the landlord gives it to them. They also refuse to give us the landlord's contact details so we could simply sort things out ourselves. They keep giving excuses for poor communication - they keep saying the landlord is overseas which is why none of our complaints are going through. Whether they are telling the truth, I don't know. They also don't CC all three of us into all the emails so they are obviously trying to obscure the paper trail.
Comment on agent fees
So far compared to other agents their fees haven't been extortionate compared to other agents. We will see how everything goes once we leave.

Charged for references, contract renewal and heavily for garden not being mowed on move out even though had paid £100 for this a few months before. The new Tenant's bill will improve things though.
