hired Frank innes to mange the letting of our property and received the most awful service and had to inform them about the tenant\'s intention to move out, take a final inventry, give them the tenant\'s numbers and email id...in all most incompetent fleecers
¢â‚¬Â¢ We were charged £90 inclusive VAT for a no objection certificate from our mortgage provider Halifax. This letter was obtained by us. This amount was never refunded in spite of repeated reminders to refund this money back to our account.
¢â‚¬Â¢ We were also charged £75 for repair work of the main door and patio door of which no receipt was provided in spite of asking the agent many times. Looking at the door it did not look like any repair work has been carried out.
¢â‚¬Â¢ We had to chase the tenant for providing the letter of consent for the release of the deposit of 725 pounds. In reality this was the job of the agent however we had to do this ourselves as otherwise the deposit wouldn't have been released for at least another 3 months.
¢â‚¬Â¢ The property was not managed as agreed in the agreement. The house was not even visited once since the tenants moved in the house till they left on 20th Feb 2012 (6 months without any check on the property) They failed to Carry out periodic inspections of the property and report the condition as agreed.
¢â‚¬Â¢ After the tenant left we had to urge them to go to the house and prepare inventory and schedule of the contents of the property. We had informed frank Innes of the tenant's intention to move out of the house, but no action was taken by the estate agent.
¢â‚¬Â¢ The rent on the property was also overdue for 3 weeks and no action taken by the estate agent in spite of asking them to take the rent in advance and nothing was done or communicated to us.
¢â‚¬Â¢ Tenant checking and referencing including identity checks were also not properly carried out by the estate agent.
¢â‚¬Â¢ We had to repeatedly contact them to tell them that the tenant was planning to move out. Mr Richard Lacy and Richard Pascual who were in charge of the management were practically unavailable. We had to shell out £ 150 for getting rid of all the garbage alone and also another few hundreds of pounds to carry out the repair work. Hence we would want Frank Innes to refund us the monies they have charged us plus the compensation for the gross negligence in managing the property which they have charged a fee of 11 %.
