We rented with them for 5 years.

Difficult to deal with - never responded to emails and were hopeless at returning calls. Only time they were proactive was to chase for tenancy renewal each year - and one year we returned paperwork confirming we wanted to renew, which got buried in someone's in-tray and they tried to charge us a penalty fee for late confirmation.

Also, despite a request that we be present whenever they called for inspection etc, they insisted on letting themselves in - even though it was obvious that we were in.

Incredibly slow to deal with deposit refund at end of tenancy - as they insist on seeing proof of payment of final bills, even though the debt is with you, not the landlord or future tenants, before they will even process. Even then they took another 3 weeks to release it, blaming the landlord.
Comment on agent fees
Unnecessarily high - £99 for a tenancy renewal (but they'll discount it to £49 if you respond promptly). Seriously - how much does it cost to print a contract identical to previous year and stick a stamp on an envelope!?!

Further to these comments…. Having checked our records we have no record of un-actioned repairs or maintenance issues during your tenancy . The Landlord in this letting always preferred to carry out most repairs themselves and our instructions were quite firm. Our service and actions are entirely to the landlord who engages us and so their preferences are part of our employment terms. Irrespective, all such requests by yourselves were actioned same/next day which is our company norm. This means that the request will have been forwarded to the Landlord quickly and within that time frame. In 80% of occasions, this Landlord effects their own repairs. The balance of occasions, if the Landlord wants us to organise matters, we issue instructions to the relevant contractors the same or next day of such authority. This is considered good practice.
We have also checked our inspection records, and most were recorded as Tenant being present. So your comment conflicts with our own records. Most Tenants however, are working people and cannot be present during the day when inspections are undertaken. We always provide 7-10 days notice in writing of a suggested inspection and so again, we would say this is model practice.
The deposit return followed a letter sent to you 6 weeks before departure and following the lease conditions ( ie: we gave you a second reminder) regarding the Utility bills which of course every landlord must see, have been settled by you as part of your tenancy obligations as provided for in the Lease agreement. There is nothing unusual about this requirement. We also note that you signed a Declaration of satisfaction over this matter. The landlord must also confirm their acceptance of the Deposit return conditions and if this was delayed, we apologise, but is part of a very serious process which can sometimes, be delayed. We take your point and are looking into how this can be speeded-up in future.
Renewal costs: As far as we know, £49 is amongst the cheapest renewal cost in the UK and certainly cheaper than most. For example, in London we have read reports of up to £900 for this service to a tenant. You will be happy to know that we have been part of a consultation effort to minimise Tenant costs which has involved many hours of lobbying the Government upon this matter. The Chancellor made reference to this subject last Autumn and so we know, it is being considered.
Firms that charge £900 should be disciplined for such bad behaviour, and we entirely agree with your sentiments, although we don't quite share your view on our minimum charge to yourselves which at £49, was in a different league altogether.

Fees were similar to most estate agents but glad we didn’t get the property in the end because I would have been unhappy at paying them a penny for the way they handled my application

Thank you for your comments. The reason the landlord has proceeded with the other applicant is because they can complete by the end of April. We advised from the start of the process that the landlord wanted to secure a new tenant as soon as possible. Your start date on the application form was 24/25th May. Every 6 months they like to charge you to renew. Their fee gets higher (over double) if you’re not responsive and haven’t paid within a few days. For somebody who often works away

Comment on agent fees
Each year.. We received a letter to say £49 to renew if we pay within 7 days (or however many days) from a particular date, or the price more than doubles, yet they didn’t send the letter until 2 weeks after that date. I can’t imagine even second class would take so long. Laughable! Anything for extra ££. Can’t be doing that well? Frightening they can get away with treating tenants so badly.
