There has been a flurry of positive reviews for this agent, after a steady succession of negatives. It is perfectly possible for the Company to have got their act together & cleaned up their performance, however in my experience, our site suffered abysmal management for some 10 years from HLM. They failed to organise work in a competent manner, they failed to follow LVT Orders, they failed to properly account for monies received, and they failed to follow the terms of our Lease, all to the extent that it cost one Leaseholder a considerable amount of time & money to go to the FTT to get them removed. The problems, once removed, continue, because HLM have again ignored the FTT Orders, and have not passed across their files, so the new MA is working in the dark most of the time. Of all the problems, HLM's accounting procedures are the most worrying - property management relies on proper procedures, along with secure backups to check on performance. HLM use a local Accountant, who appears to be unwilling, or unable, to actually check up on what has been done - simple things like checking year start & end balances in Bank Accounts have not been done, and errors allowed to occur.
Whether HLM have managed to arrange mowing the lawns every fortnight is, sadly, only half the story. I would strongly suggest you either spend some time checking the detail of their management regime, or getting someone else in who is well versed in what is required in competent management, before extolling their virtues.
Comment on agent fees
Cheap, but ending up costing a fortune to correct their mistakes.
