Went to view the property... Found that Hicks had also booked someone else in to the same slot so it was, in fact, a group viewing. I have noticed that letting agents do this more and more nowadays - possibly to drum up quick business. Regardless, we had been put in the same situation the day before with a different agent and were informed that we were on a list of people for the landlord to choose from etc etc. So having decided we wanted the property, my partner and I requested an application form and IMMEDIATELY paid the application fee over the phone to the office. It's quite cut-throat so if you want a property you should be quick about it! This secured the property for us only and we breezed through the referencing process and moved in within 4 weeks. The handover was very thorough and we were provided with all the info (EPC, gas safety cert, inventory) as we should have straight away. Full marks! Night and day compared to our previous agent. Only gripe is the group viewings which I find a bit manipulative.
Comment on agent fees
Fees: £270 application/referencing fee (for 2 people). Deposit is 1.5 months if no pet in the property, 2 months if having a pet (by agreement) then 1st months rent paid upfront. Fees are very middle ground. Paid 200 more than above for our previous property ! !
